tariffs on goods imported from China."
In a memo, the retailer also says it expects suppliers to "develop the
appropriate contingency plans so that we don't have to pass price increases
along to our guests."
As companies scramble to deal with newly imposed tariffs on Chinese goods,

还是说discretionary account里面出?

Sample 1: X=5%, Y=2%, Z=30 years

Sample 2: X=8% Y=1%, Z=30 Years
return without fee = 1006%, return with fee = 644%.

天想先听听大家的意见,主要是关于salary negotiation和cost of living这方面。

fee之类的,你完全可以另外找一家银行/broker再作一次mortgage, closing cost大概
一两千,0 point,30year fix拿个4.75% or 4.875%,lock for 60 days,还能一次
free flow down。

的rate还算公道,也问了别的几个local小银行,有的甚至跟我说他们不能beat这个
rate。所以我想他们会不会在closing cost做文章,敲我一笔。你说的reserve是什么
,我没听说过。跟他们的lender谈的时候,她就给我看了GFE,上面所有的费用都包括
拉,他们收了我1000多块钱,就是initial cost,其实和points差不多,别的什么律师
费,title费,还有insurance加上property tax一共6500多块,他们付4500,那我自己
就要付2000多拉,不过他们跟我说property tax会退回来一部分,因为我的房子不算一
年的税。

d******n 发帖数: 2712 | 39 加州是可以waive escrow的,有些州,waive掉escrow的话对rate影响比较大,一般不
建议客人waive。
escrow账户里至少会有2个月的property tax deposit,这是fannie mea的规定,也不
是lender乱收的。而且,这不属于cost,税是怎么都要交的呀。之所以要escrow,是因
为这房子有一部分价值是属于investor的,他们不希望由于拖欠property tax影响到他
们手里的那部分房屋价值。之前的贷款银行会将escrow 帐号结清之后把它们escrow的
税再推给客人的,当然,也需要process时间,不是立等可取的。
对于interest,在closing的时候,还会付prepaid interest,也没什么不合理,借了
钱总要付利息的,overlap 是因为银行需要时间处理,因此有那么两三天两个贷款同时
存在。
在no cost refi中lender帮你cover的cost已经是绝大部分了。所有其他的付出,比如
overlap,pay-off的手续费等等,基本上在一、两个月里绝对可以从省下的利息中抵消

COST都打到LOAN去了,比如我们还剩的钱是X,但是贷给我们的LOAN其实是Y,Y比X要多

services and lender's title insurance, government recording charges,

,但是在Closing的时候Broker会把所有的Cost Credit back给你.
不用特别在意APR是多少,只要看你的Closing Statement上面的Rate对不对,以及有没有

prepaids and escrow 为$1331(不包含在closing cost项里)。 他能够锁定4.75%利
率45天。选了他家。
今天metlife出的文件显示origination fee, lender's indurance fee, 等大幅增加,
还增加了flood determination fee,transfer taxes,initial deposit for escrow
account等broker没有显示的项目。导致closing cost 远大于最初他给我看的。
请问这是不是正常的?第一次买房,实在不清楚这些乱七八糟的条款。如果我不满意退
出,会损失apprisal fee ($350). 请建议! |

息不构成本质影响。如果用在closing cost,LZ直接可以少掏$5000出来。
不过seller's credit不允许超过closing cost,比如说seller可以减$20k,那么就只
能降房价,没有办法用抵closing cost的办法操作。 |
