在此把F1学生签证拿提到前面来说，因为问的人最多。F1学生签证银行是可以做的，但
是前提是此持F1签证的人正在OPT（Optional Practical Training）期间且已经为雇主
开始工作。USCIS会给毕业后的F1学生发EAD卡（Employment Authorization Card）。
之要EAD卡的有效期（Expiration Date）在贷款close日之后就没有任何问题。
另外，还有一种情况，比如某F1学生申请者的EAD卡在2014年6月份就expire了，但是他
的雇主还是继续录用他且H1B签证已经被USCIS批准，10月1日生效，那么他于6月和10月

么贷款呢？
简单的来讲，就是三个字：看报税
但是，银行的underwriter用你的收入的时候，不是简单的直接把Form 1099上的数字超
过来除以12算月收入，而是这样，如下图，绝大多数的1099都会报在自己个人的
federal tax return的schedule C上面，1099上的收入会抄到第1项也就是Gross
Receipt里面，而银行审核的时候则是看第31项也就是Net Profit，报税的时候，免不
了会有其它选项的费用要报要扣除，这些费用还是会影响收入水平的计算的，所以，如
果说收入比较紧，建议不要把费用报太高以免使得Net Profit太低（虽说多报费用可以
抵消更多的income tax，但是有时为了房贷还是要权衡一下，毕竟鱼和熊掌不可兼得嘛）
但是，有两项费用是不用扣除的，银行的underwriter在审核的时候会加回去，就是第
12项Depletion和第13项Depreciation，这两项费用报高了没事。
