在加州，（1）房东扣你清扫费的法律依据是，你有义务make the unit as clean as
it was when the tenant first moved in。（2）扣多少必须提供依据：清扫公司的
receipt，或房东自己所花工时的reasonable estimation（126刀以下时可以不提供）
。（3）而且，必须在租客搬出后21个自然天内通知租客，或者退押金。
问题可能会出在as clean as moved in，只有证据能说话。既然还来检查，全程录像，
把录像过程的声势造大，让房东感到压力。对于吹毛求疵：(a) 要求高你只能认了，再
打扫，录像和照相；(b) 在明显是吹毛求疵的地方，回敬房东“Dirty or not dirty,
not decided by you, finally it will be decided by Judge in court”。拿出开打
的架势。纸老虎是欺软怕硬的。

房子的租期是今年6月1日到8月1日，短租的暑假，租金750每月，security deposit同
样的数目。与其他两名室友合租。
8月1日查房的时候房东发现她的granite counter top有一块变色了，很不高兴，想把
整块counter top换了，说要扣留我们的security deposit，会找公司报价之后再联系
我们。她说肯定是我们把烫的锅子直接放在台子上造成的。我们一直不承认。因为那一
块地方是放的调料，从来没有放过锅子。而且granite就是因为抗高温的特点，才卖的
比较贵的。
她说换变色的部分counter top不会太多，也就几百块。
我们当时就觉得，几百块对她来说不多，对我们来说太多了，就据理力争。
首先，变色的原因不明，如果是因为烫坏了，那就根本不是我们，如果是其他原因，倒
有可能；
第二，我们不能确定在我们来之前是不是已经变色了。她说我没有在入住查房的时候写

only need to change it every 3 month. Some newer thermostat actually keep
track how many hours it runs and suggest you change the filter when a total
of hours is reached.
Some older house have a filter at each 出风口 or return air vent. You should
replace them when they get dirty. (since the amount of filter surface area
are increased, it should take longer to get dirty) |

Try draw all the gas out using pipe, replace new one. try a few
times.
If still does not work, add some of those carb cleaning agent.
Some cleaning agent require you take out f the gas (again). Put
it the gas tank, choke to suck into the engine and sit for a night
or so to lose up the dirty stuff on the carb.
Lesson: Never left gass in the tank more than 3 month.
It is the No.1 way to kill your engine. |

If one uses the frequency it cleans hardwood floor to clean the carpet, the
carpet will be clean as well (with vacuum and steam clean).

Believe it or not, in the appraisal of the house, the central vac was

，罚钱很少的那种。以前住公寓，罚钱都在10块钱-100块钱之间。
抽油烟机，是在台子下的那种，我们只清理了表面，没有卸下来螺丝清理里面的网，不

清楚。愣了一会神儿，问他从哪听来的，他非说是做梦听来的，要么就说是个陌生人，

不知放哪儿让我感觉舒服点儿，借人气暂且放这儿吧。
孩子被带走3个多月，从冬天到夏天。。。他们都是无辜的天真活波可爱的孩子。没用
的妈妈不是那种只生不养，no responsibility 的妈妈，而是双方家人没有人能帮忙，
自己又太爱孩子，总想让这些孩子有个体面的生活，自己天资不足，又不能同时handle
很多事，压力太大，一时判断失误，做了件现在想来是件stupid的事情，(其实孩子进
家里，妈妈粗心，心急立马去学校找，5 minutes回家发现孩子,在警察到学校之前, 警
察作了记录这事结束了)2小时后DCF带走了所有的孩子（第二次）。
请那些天赋很强，上帝又赐予您多方面能力的人能够出谋划策，Bring kids back to
home。能感觉孩子们在精神上像我一样在崩溃的边缘，我已3次因心脏问题进emergency

在和数周前，又有什么区别呢？经济是好是坏的预期有没有变呢？
在反弹的初期，不少人还是很警醒的，头寸也相对小写。也能有些小获利。然而架不住
Quant的推波助澜，各种媒体上的talking head的叫嚣。慢慢大家把已经兑现的小小的
盈利重新投入，或为了加快套牢的position解套，而投入更多的资金，市场一片欢腾的
时候，the dirty, dirty reality will once again slap your face.
短期策略：继续保持long的头寸。Keep riding this rally. |
