gutter换了，换成铝的了。downspout需要换吗？
主要的担心是换downspout可能外墙要补漆，补caulking(堵原来的钉子孔)。由于外墙
很高，又刚刚paint过外墙(三层)，所以10年内没有计划再paint.
如果不换，虽然现在没发现有什么问题，又担心以后会不会堵或者生锈漏掉，再想换会
很麻烦。。。今天就要决定了，想的头大了。请各位有经验的帮忙出出主意吧！

其实，最容易引起storm pipe阻塞的恐怕是屋顶材料Asphalt shingles中像沙子一样的
东西，通过gutter到downspout，掉落到storm pipe。
过滤网对这类沙子一样的物质无法过滤。 |

水，连带旁边水泥地面沿着地基都积了一层水，请大家帮忙推荐contractor，需要尽快
修理。
ACE 网站上提到了一些知识，好像用 plumber 的 meta snake 就可以疏通，但是我
不确定是否应该找 plumber，印象里 plumber 干的都是室内下水疏通？这种涉及室外
的也行么？

我的经验。
我的问题是，在downspout连接地下管道(通往街道下水道)的地方附近有树根长进去了，
在跟唐师傅聊的时候他也提到过这是很麻烦的一种，今天自己打开一看，有一根小指粗的
树根伸了进去，常年累月不知道长进去多深，反正是拔不出来，而且树根有固土的能力，
把长期流进去的水里的泥沙全部蓄了下来，整个管道都堵成了结结实实的泥土。我
在HomeDepot买了一根 heavy duty 的 metal snake 自己弄得累死也没能搞通，
只能求助专业人士了，请大家帮忙推荐。现在屋檐的下水全部从地下往外冒，担心把地基
搞坏，需要尽快修理。谢先！！ |

downspout的弯曲处，以抛物线的形态，哗哗的冲击到地上
一个月前换房子后面的gutter，就顺便让工人看了一下前面的gutter。工人上去检查了
一下，说是downspout弯曲的地方松掉了，差不多快要和直管子脱落了，于是把两部分
固定住
当时我提出疑问，因为水流的形状，像是下面堵住了，然后水一直蓄积到downspout的
顶部（gutter的下方），然后找到了弯曲处的缝隙，向外喷，所以水才形成抛物线（像
是有个作用力）
工人用力地敲了敲downspout，里面没有听到有任何东西落地的动静，说downspout是通
的。我也敲了敲，听了声音，觉得的确是通的，然后工人就走了
后来下雨的时候，发现downspout顶部的弯曲处还是以抛物线的姿态往外喷水
于是前几天，我开始把downspout底部的土挖开。
发现downspout的底端，就悬在storm drain的开口端上方，而不是用某种转接口把他们
连接起来。downspout的横截面为2×3的长方形，而drain的开口端是直径4的圆形。

一楼的gutter流到一个downspout里，但是如果一旦雨很大，从二楼下来的水就直接冲
击到地上和部分墙面上

发帖数: 2966 | 11 11年挖的，现在经历了一个半雨季的考验，效果还不错。
买房子的时候是雨季，就发现crawlspace潮湿，下雨时还会有水。考虑到湾区老房子毛
病都多，从seller那要了点credit也就从了。结果买来后由于downspout管子没接好，
几场大雨crawlspace成水坑了。
开始是在downspout通到地面的地方弄了几个桶形塑料袋做extender（图上绿色的）,有
些效果，但地下还是潮湿。于是后来决心挖个管道彻底解决这个问题。
找了两个老墨，在沿房边比较低洼的局部大概挖了个近两尺深的沟（护城河？），自己
装上french drain pipe(下面有两排小洞的管道), 纱布，石子。。。
后来觉得好不容易挖个这么深的坑，于是填了石子以后在10“深的地方又埋了个
downspout extender pipe（下面没洞），把downspout的水直接引到了路边。
当时还想着在crawlspace最低点挖个sump pump, 结果一年半来地下一直是干的，看来
不用pump了。 |

The runoff from gutter downspout washed off the soil and exposed the rebar.
I'd say no big deal. If not properly installed, gutter introduces more
problems than it solves. In this case, build a retaining wall, and fill up
with gravel till it's level. Extend the gutter downspout father, and least
beyond the retaining wall. Expand the end of the extension, so that the
water is discharged into all directions. |

经被两个downspout口共享，且再连接 sump pump的排水口。
其实，说不定我还可以采用另外一种方案：将两个downspout排到后院中，而将sump

不知道是什么东西把downspouts塞起来了。房顶挺高的，有24-26feet高，弄了个
24feet的梯子也不够高，不知道有没有什么不用梯子，不上屋顶的方法可以把它给弄通
了？

straightforward. Since the leak is only noticeable after rain, it gotta be
that gutter downspout. I can even bet one dollar that the rain discharge
already wash off some soil under that deck and created a puddle there, which
only traps more water and worsen the leaking.
If you can crawl under the deck, add a few more feet of extension to the
downspout. Make sure no rain water collecting under the deck. |

sump pump, 费用大约10K上下。我去他家吃饭（饭做得很难吃），又看见夫妻俩愁眉苦
脸的样子，觉得很不痛快：请客吃饭没啥好菜（超市买的风抓之类）也没有个晴朗的脸
色，吃晚饭也没有茶水尕飞的。于是溜达到房子外面看看，准备一会就告辞。垂头丧气
的师弟跟出来，就指着漏税的地方给我看。我一看之下大喜过望，立刻大声说不用花这
个冤枉钱了：attic上面的引水槽下来直接落在漏税的地方了。我俩飞奔到homedepot买
了一管，撸了撸，插进了attic引水槽pipe末端，后来下大雨蟗事没有：attic上下来的
水都被撸过的管排到稍远的地方去了。师弟是高兴坏了，咧着嘴笑个不停，省了一大笔
银子。事后为了 对我表示了感谢，送给我一罐家乡特产的蚕豆，把我一颗槽牙都崩断
了，除了保险的copay，还自付了块100。

没有用那种drain tile，就是接roof gutter downspout水的drain pipe。本来计划是
要做那种gravel, filter fabirc,drain tile with holes的那种的，可挖开地基一看
，以前就没这么做，30多年了，地基还很好，因为我家在坡上，排水通畅，所以就来了
个simplified version的。
我记得，如果用gravel的话，也就是上下左右各6寸的样子，乘个长度就可以了，但外
面一定得包fabric，土的浸透能力还是很强的。
BTW，我的房子的当初的biulder挺不负责任的，估计是当时drain pipe不够了，有几段
drain tile混在pipe line里面了，但外面一点防护措施都没有，就是直接回添的土，
明显能看到土已经进到pipe里面了。我家一直有gutter的水不走downspout的问题，我
估计可能就是这些堵塞的pipe的问题，anyway,再下场雨就知道是不是问题已经解决了。 |

上周架起36尺玻璃钢梯子清理某个downspout的gutter入口, 发现这东西真是超级难用
。求大神指点第三第四。
首先是树梯子难,开始着急清理gutter没有看视频,两个人完全树不起来, 后来看视频抵
住墙根就容易了。
第二是拉extension rope, 拉绳子的时候需要一个人双手扶着梯子, 另一个人拉绳子。
第三是越过gutter,这一步我们放弃了, 因为很难把梯子保持悬空, 同时extend到伸出
屋顶一尺多的gutter上面。但这一步必须做到, 否则不安全, 也不好清理。
第四是支撑梯子下头, 草地不够硬, 垫了2块16寸砖之后发现很难把角度调节好, 总觉
得左右不稳。
本来买这个梯子是打算从后院walkout地下室外面爬上去清理二楼楼顶的gutter, 上周
只是从前院清理, 感觉就不放心了。

- I used $1300 and hired a contractor to tear off a 400 sf of flat roof, and

发帖数: 313 | 39 春天化雪，很多房子的地下室都会有漏水的问题。尤其是两类房子，一是新房，因为地
基周围的土很新也很松软，水很容易顺着房基向下达到地下室的地平，如果地下室的
drainage或者sump pump不好，就容易漏水。还有就是老房子，防水不行了。
偶的问题属于第一种。由于是银行房，as is，只能自己修。找了好几个专业做防水的
公司，开价上万。甚至有公司建议把地下室周围的土挖开，重新做防水。和这些公司扯
皮，虽然浪费了很多时间，但是交谈中偶也多少学到了一些。后来决定，一步一步，从
易到难来解决漏水的问题。
首先，换gutter。由于偶房子太大，gutter又太小，屋顶的水来不及排，都流向地基了
。换了专业gutter，然后重新连接了downspout，把水引到排水沟，这个问题解决了。
然后发现，虽然不大量漏水了，但还是渗水，尤其是雨很大的时候。
于是，重新改了房子周围的gridding（至少千分之三），把地下室周围的土垫高。在这
之前，偶还在地基周围紧接着房子铺了一圈水泥，宽度1尺。由于水泥不防水，在水泥
上刷了tar。然后在水泥外做了french drain，把多余的水引走。这样水就不会直接 |

certification? ask friends for reference? check credentials.
get copies of sample inspection reports: specific comments on each component
and recommendations for fixing any problems; verify that the inspector has
errors.

1。难么？装的时候要在roof上打洞？固定downspout是不是要在墙上打洞？
2。什么材料的比较好？aluminum 还是 vinyl? stainless steel 偶不考虑啦，太贵。
3。什么形状的比较好？方形的还是半圆形的？

发帖数: 107 | 47 前几天发帖问有啥猫腻。今天收到报告了，将近40页，感觉都是废话，最后就推荐了几点
1. extending all downspouts five to six feet from the foundation.
2.adding a thermal dome to the attic access.
3. upgrade the outlets in all bathrooms to GFCI outlets.
4 light for the range hood was not operational.
卖主在当天inspection完就同意了第3点，其余的都是小问题？ |

1， 检查房子有没有漏水的现象。（这个是一年四季都要注意的）
2， 检查房子供暖设备。通道清洁，取暖设备周围杂物处理，煤气取暖的，阀门是
否在打开的位置，等等。
3， 房子外面的水管和hose bib的处理。（防止霜冻）
4， 锄草机如果用油的，油箱的油清理干净。
5， 烟囱保养。应该是每年都请专业人士看看的。
6， 烟囱上面如果有鸟窝的，要清理。整个房子外面，经过了一个夏天都有蜂窝，
鸟巢等等。
7， 火警报警器检查，上面有灰尘的，清理干净。（冬天更要注意防火）
8， 门 窗 所有可能的缝隙都封好。
9， Gutter和Downspout清理，这个可以再等等，树叶都彻底落得差不多了在做。（
冬天雨水不多，但是可能有ice dam的问题。）
10， 用木头取暖的，确保堆放的木柴里房子20ft距离。
11， 检查节日用的彩灯和装饰的东西的电线和安装。既要防止小孩安全，又要注意
电路的过载。
12， 检查热水器。（秋冬天热水用的要多）
13， 烘干机检查。Vent。

mccoy说的也很对，也许需要装个drainage system。 |
