是有两个要求：
1. 每个cout相互之间要Exclusive（否则出来的就不是一行一行的）
2. message和action要绑定在一起，或者说Atomic，否则出来的message次序和action
的次序可能不同
问题来了：Read Lock不是exclusive，这种情况怎么打印多个Reader的message？
简单的给所有cout另外加一个Exclusive锁不work，因为message顺序和action次序可能

几个月前，想买房子，去了一家open house，碰见了这个agent，之后他就开始带我们看房子。其
间也感觉到他不是太能干，提不出什么建设性建议。临到make an offer时，也担心他的
negotiation 能力，但是感觉他还是很卖力的带我们看房子，也挺辛苦的，于是希望让他能挣些
钱。虽然有些心理准备，可是negotiate过程中，真的感觉他太不能干，而且太偏向seller，几乎
就是seller agent的传声筒。从没有见过什么counter offer。最可恨的是后来竟告诉我们
seller的要价竟然高于以前希望的。终于受不了了，决定换agent。
从本版以前的讨论看到，说不能随便换，又保护条款。像不能卖前一个agent带你看过的房子，协议
过期后六个月还有效，等等。我现在就是想请教各位：
1。是不是我的协议过期了？（实际上这里有个小插曲，11/21/2010 实际上是我们递offer 的日
期，这应该是agent的失误）
2。 是不是我马上就可以找另一个agent了？
3。是不是我们不需要付任何违约金？

发帖数: 464 | 24 我们前不久搬到了现在的城市。要第一次买房了，我们对于钟意的区域自己做了调查，心中也比较有数了。这个agent是个港台大妈，通过local的一个房地产网站查到我的信息的，在我们还没搬来之前天天给我们打电话。
昨天约了见面，她告诉我要签至少6个月的exclusive buyer rep agreement，non-
exclusive的她不做，因为没意义。当然了，她说不满意可以随时书面终止，我没有什么liability。她是坚决不给commission rebate的，因为她自信她的能力和付出值那个价，她不只是给开个门。至于为啥non-exclusive的没意义，她说有些东方人loyalty有问题，让她带着看房后，转而去找给rebate的其他agent。我很纳闷，觉得不会有这样的buyer，这不是自找麻烦吗？谁最先带着看的房子，close以后，谁就得commission，不是吗？所以听着像是她的一个不太高明的托词而已。而且她自己也是东方人，她的loyalty一说，我是很不舒服的。

company 的那个seller agent, seller agent 不在结果他们公司的另一个人接了说可
以带我们去看，顺便看看几个其他别的。之前我在其他城市这样看的时候，没有agent
叫我sign 任何东西（我知道有的时候有的agent,据说尤其是美国的是要让人sign

earth. 而且当时因为觉得有点被骗的sign 了这个，我只能拉下脸来要求加上
expiration date 什么的，虽然没有明显的不愉快，还是觉得彼此已经有了“我不信任
她；她也知道我不喜欢她的做法”这种感觉。如果只是要这个房子的话，本来是不是我
们也可以直接找seller agent 做dual agent, 据说这样好还价。
而且当时还远没到这个地步，她就开始有点pushy 的推荐她认识的loan agent 什么
的。总之，感觉用她不仅没有好处，反而交流中会让我们觉得压力很大不舒服。对她的
impression 不是neutral 而是bad.
还有就是，虽然对这个房子感兴趣，但不见得是100% 一定最后会买这个。如果现在又
找她看了开始下offer, 以后要看其他房子，再不用她，似乎更奇怪。还要专门出个文

3)签了BUYER AGENT 合同能否与其他AGENT 签合同？能否从合同中WALK AWAY 如果
AGENT 没有达到自己的合理要求？
NON-EXCLUSIVE容许其他AGENT替你看其他的房子. 如果有几个AGENT,最好让AGENT知道,
相互尊重彼此的劳动.

发帖数: 1500 | 28 exclusive representing 确实没有太大的必要，不过你两个buyer agent的想法也可能
行不通，没法同时递交两个offer吧。
那种一见面就要你签exclusive representing的agent，估计很难有市场，
buyer agent的工作量和listing agent的比，还是小很多的，如果buyer agent 稍微上
点心，不至于会被fire掉，况且那个3%也不用buyer出，即使fire掉buyer agent，那3%
自己也拿不到。
很多buyer都是第一次买，懂的东西并不多，buyer agent的建议还是很关键的。遇上一
个不良agent，那也是很不好的事情。对大多数buyer来说，最终都是要用一个buyer
agent的，如果agent还过得去，谁没事老去换阿。
seller agent 和buyer我觉得愿打愿挨的方式比较好，没必要搞什么exclusive
representing。
一般agent帮你看个三两个，基本就知道agent怎么样了，不好直接fire，互不相欠，

AGENT会分一半.如果没有BUYER AGENT, LISTING AGENT是DUAL AGENT,拿全部.

由于置顶的精华帖已经过时很久了，我其实很早就想总结一下美国信用卡。很多人知道
我有个英文的网站／博客（完全没有广告和referral链接），但我在这里还是想用中文
简洁的总结一下。首先声明一下，这个帖子不打算讨论signup bonus，因为这个变化太
快了。如果你的消费不是很大而且很多联名信用卡都没有的话，我建议你在提高信用分
数的基础上每隔半年申请若干张新卡（最好每个银行限制一张），然后你的消费基本上
都在完成最低消费上面，那就不用考虑日常消费都需要用神马卡来最大化收益了。如果
你消费比较大，需要几张卡来最大化收益，或者是你需要一些卡的特殊权益，那这个帖
子会是非常好的讨论贴，我希望这个贴是一个互动的平台。

give each of your children $11,000 in 2002-2005, $12,000 in 2006-2008, $13,
000 in 2009-2012 and $14,000 on or after January 1, 2013, the annual
exclusion applies to each gift. The annual exclusion for 2014, 2015, and
2016 is $14,000.
