前两天刚帮一个网友算过,把cost放在loan里,如果不及时将cost金额换掉,那么相当
于客人自己慢慢还cost加上cost产生的利息。
另外,不能用前一个的note rate和后一个的APR相比,正常情况下appraisal fee,
goverment recording, 加上title里面除了settlement以外的费用都不计入APR。
escrow的deposit也不算。
我深刻觉得以增加Loan amount达到所谓no cost的效果是个骗局。

另外问一下,所谓0 cost是不是一般就是指origination fee和一些lender fee,不包括
goverment tax 这部分阿?这个是房价的1%,在PA是buyer, seller各自出1%,难道
builder的lender也愿意出吗?

南加州,Townhouse,房价245,000,头款20%,贷款额196,000.15年fixed, 2.750%
这是一个short sale,原房主欠HOA fee大约1万,银行把房价从259000降到245000,算
是cover了HOA fee和inspection以后的修理费.
我的问题是:
1.Closing cost大约11000(加欠的HOA fee一共是21000),这个高不高?(明细在下面)
2.Monthly payment 是2038,这也觉得有点高。

上个月close的房子,当时律师说两三个月内我会收到寄来的deed。
不过,今天收到一份奇怪的信,来自于一个叫PROXY DATA RETRIEVAL的公司或者组织,
信的title是“Deed Compliance Notice"。信的内容是推荐我付$83美元获得一份"a
copy of your current Grant Deed and property profile"。信中还说这只是个
solicitation,和goverment或者任何local county都无关。
请问,大家有人收到过相似的信件吗?这个是个什么东西呀?

If not, and you rent it out to someone, later the goverment found out it is
unpermited and need to evacuate the renter, you will be responsible for

however, I doubt that the goverment is charging $600 for a permit. Maybe
your contractor is ripping you off for this.

do you know the absestos concentration in your popcorn ceiling?
call that goverment branch directly to see if it is required
ask for the price of a permit. My guess, <$100, but not sure.

Wow, so it is the goverment (not the contractor) ripping offf you. It is
kind of fee for dumping hazardous materials. The contractor needs to wrap up
and label the trash and send it to specific disposal sites.
The contractor will send you a certificate of complete work. Keep it for
record.

1. 和银行审批相关的费用, 也就是和利率相关的费用包括
TAX SERVICE FEE to Lereta $ 85.00
FLOOD CERTIFICATION to CoreLogic Flood Services $ 8.56
PROCESSING FEE to LENDER $ 195.00
UNDERWRITING FEE to LENDER $ 595.00
CREDIT REPORT FEE to CoreLogic Credco $ 14.00
总共是897.56。
也可以把appraisal fee考虑进去,因为你选定银行的时候就选定了银行批准的
appraisal management company, appraisal fee 也就定下来。那么总共的费用是1272
.56。费用合理。
其他的费用跟银行/利率没有关系;
2. title company 如果是 buyer 决定,那么你有一定的选择权,多比比价; 如果是
seller决定,那就是 seller 决定。看你所在州的做法。不知道你在哪个州?

其它的还好,对于$200K的贷款,$1,798的Lender's Title Insurance很高了,是不是
还包括settlement fee?其次Attorney Fee和Attorney Office Charge一共有$2,335,
是不是有些重复?Power of Attorney如果不委托其他人签字的话应该不用收;再就是
Flood serch和Flooding zone是否重复收了?

1. 和银行审批相关的费用, 也就是和利率相关的费用包括

paperwork for you.
Charges for any inspection required or requested by the lender or you.
Discount points, which are fees you pay in exchange for a lower interest
rate.

application.

Led 亮度可以很高, 看你买的瓦数。。
Philips BR40 的灯10块一下就可以买到. 一般的 5. 6 块可以搞定。 价格已经很接近
使用了。。
基本上1-2 年省的电就可以收回成本。。。 想啥呢楼主。。
到哪里找这末高的投资回报率。。。。
CFL 灯马上就会成为历史。。
BTW, CFL low pirce is most because of goverment rebate.. wont be there
anymore
用LED 灯和fashing 没毛关系。。

initialized from employer, goverment, etc.
In eTrade and ING example, it is eTrade does not verify carefully who actually

那个3点几的如果是government bond的话应该是长期的比如30年到期的,如果你持有至
到期,就没有什么问题,如果你提前卖,就可能由于利率升高了而价格下跌。

OP didn't state how many months from now he would need the money.
There are 3 types of US gov bonds(EE, i and T).
I currently have $5000 e-iBond with 1.2% fixed interest rate. I still feel
that all three bonds are all like trash. I know this is my personally bias
towards to the value of US dollars, and you don’t have to agree with me.
I do suggest OP understand all three types of US gov bonds before making any
commitment.

,他说帮我关了上网功能,说会给我6刀左右的credit,但网上看账单,啥也没有,依旧

数有几条就可以了。
结果今天在存第四次的时候被里面的人警告说,让我下次不许存硬币了,我问他们为什
么,他们说他们都要把硬币卖给federal goverment,说这样搞他们很麻烦
请问这个是被鄙视了么,可以argue一下么

以前一直是用这家银行。7/29办的,8/3号钱从帐户里消失,说是UPTO 五个工作日。到
现在还没到。SWIFT 和 ACCOUNT# 都没错(一直是用这个)。
银行的伙计说INTERNATION WIRE其实钱先到US FED RESERVE,再由那里到中国类似FED
的机构(不知道叫啥,外汇管理局?),然后再到各个银行。不知道那里给卡住了。
这个银行的同志还是挺耐心的,说有几种可能,一是US GOVERMENT可以抽查,不知道查
什么,为什么要查。二是中国那里延后提取。他给我REQUEST了个TRACING,看看怎样,
要2-5天时间。怎么什么都这么慢。他也在电话上跟别的部门打了近30分钟的电话,每
次问点什么,对方都让HOLD a couple of minutes 再去查查(结果都是4-5分钟).我想难
道不能把有关的INFOMATION一次搜集下来,省得问倒了才去看一眼。
大家有没有其他有关经历。

月收30块服务费那种。这个月炒得不错,连本带息变成了2万九千块。我知道这点钱根
本不算神马,但是比放在银行里吃任何利息都好。以前也没有这么高利润过。
我该把钱都赶快拿出来吗?怕下个月利润又变少了,每个月都有浮动。

开始是LD自己申的,没有SSN,只有ITIN,所以网上提示要SSN证据,本来通常就是把
denial letter+ITIN+passport发过去等就好了,不过自己不耐烦,就打电话过去了,
一对话得知LD没有income后(这次申请最大败笔)就说不给批,不过CSR建议如果加上
我就可以了,因为我的income肯定是够的。考虑LD长期发展,虽然意味我再来一个hard
inquiry,算了。于是我就提交了co-applicant,谁想今天一打进电话,还是不行。一
共打了两次Senior Analyzer department,第一个说LD没收入就是不行啊,可这不是废
话嘛。LD开始就这样,否则还要我co-applicant加上干嘛?不甘心,打了第二次,这个
更扯,直接说,你自己都不合格。问题是我三家都是730以上(cit identitymonitor),
今年总共就3hard pulls(一个还是加LD成joint user被pull的),收入又足够,除了
discover机会没balance(这个是拿到了2% BT fee的机会,不用感觉浪费才弄得),

首先这玩意和cd差得很多,这种structured note就是华尔街用你的钱去搞些high
leverage gamble的,再打个包卖给你,通常ask/bid spread很大,中间很难退出。而
cd需要钱了变现很容易,甚至可以自己搞ladder.所以你要是根本不知道怎么定价就别
碰这东西了,ymyd
大概看了一下,如果sp500和russell 2000 index没有跌过50%,那你拿回par value,
否则就拿不到,本金没有保证。而你的收益是和指数挂钩limited<10%,cms是什么?
commercial mortgage rate?所以你投资这个的目的是什么?如果你是想避险,如果08
年那样的经济危机再来一次,你这个东西就血本无归了,根本没有避险的功能,还不如
去搞点高coupon的goverment note或者tips.当然现在是不是好时机我说不好,don't
time the market.如果你觉得这种情况不会发生,又贪图收益,可以自己买spy然后按
月做collar option,至少随时可以退出。
还是那句话,自己先好好学习,对自己的钱负责。

6 weeks paid by the CA state, 12 unpaid leave by US goverment for
maternity leave.
BUt i am not sure how much the CA state will pay for the 6 week.
I googled, someone said 55% of your salary, someone said 959 per week?
my company don't have other benefit. Is this normal in other companies?
