to court, for example.
but you shouldn't have problem winning the case. best if you get pictures
or witness, including passengers in your car.
a lot of times, sues go to small claims court because the parties lack of
hard evidence, so the judge have to do a lot of judging on your words vs
his words.

今天另一辆停车在停车场被撞残，2012 RAV4，估计至少要8千以上修理费用（问了朋友
，他的经验是要不了多少钱，只要没有撞到后轮胎）。不知道能不能total掉？
两个驾车人不是owner。昨天的给的保险是2014年过期。今天的没有DL，根本无法提供
保险。
最好两个都没有保险，这样反而好些。用自己的uninsured insurnace没有deductible.
RAV4真是一堆塑料，93年的ford ranger一点点变形，RAV4被撞的目不忍睹，好在没有
人在车上。 |

title insurnace premium 又是基于房价和loan amount的，因此也不会太高. 主要是
TX的title insurance上要求有一个T-19 Survey Endorsement，这个比较贵要花个大概
$400. 除去lender费用的话，closing cost应该在$1200-$1500 左右吧。

republic, 绝大部分的title company 都是他们的agent, 你买的title insurance都是

你的agent推荐的应该是title company. title company 除了帮你申请 title
insurance， 还要做 title search, 去县里查找这个房子上面的产权交易历史，有没
有lien/judgment, 联系相关各方，包括HOA,water company， 组织过户签字。
你可以多问几家title company， 比比费用；如果有朋友推荐的， 那最好。 如果价钱
差不多，也没有朋友推荐，你倒不妨用agent推荐的。 Agent推荐至少说明之前他们合

2.最好等到closing之后，因为虽然closing之前被银行看到的大额进账只要能解释清楚
来源（非gift fund）就能够使用，但是一来您这部分钱是和此房子有关，容易被认为
是gift fund；二来您这个钱如果数额还比较大，直接让银行从总balance里面扣除（
back out）掉的话银行是不会干的，一定会要求解释。 |

kids, it is better to have regular insurnace ( low deductable insurance and
cover more cost to have a peace of mind, plus FSA.

or exceptions, you should it. Aetna, Anthem, Bross Cross they all have pre-
existing condition rules. If you always have insurnace and change between
job, then pre-exist condition is covered. Otherwise, if you start a new
insurance without insurance previously, the pre-exist condition may not be
covered. Or you may need to wait 6 months to 12 months depending on policy. |

4) additional money his company will pay or ask attorney to sue as work
related injury?
