作为landlord,一般有两种形式,就是
一,让real estate agent/broker来帮忙长期出租,报酬一般是一年中的一个月份的房租
这样的好处是如果landlord搬家去了别的地方,可以把风险转移到broker身上。
不好的地方是要多花一点钱,不过这个钱绝对比律师钱省心合算。
二,自己动手丰衣足食,不过要承担相应的风险,也要保证能够定期收到租金。
喜欢google, DIY的人,或者短期租房的人,可以考虑这种形式。
我的忠告是,不要过度信任craigslist,要相信自己的判断力和直觉。
一般来说,如果是租房给自己不太熟悉的人,都会在Application form上要求
SSN, Driver License, 存款或收入证明[至少半年],信用卡[以便于查信用记录],
以前的房东推荐,紧急联系,等等。
查找信用记录的钱并不贵,来自房客本身。
如果房子中有比较昂贵的家具,一般会要求房客先交一些押金。不过在经济情况不好的
情况下斟酌而定。

马上要搬家,从landlord的态度判断,她可能要黑掉我们的deposit。
屋子保持的很好,只是墙上有一些地方被自行车把蹭黑了。想买一些涂料涂上,然后照
相留底。
因为lanlord之前和manager配合,搞一些小动作要提高房价,所以有些不愉快。现在
landlord要在我们搬出后一两周才还deposit,合同上没提多久还deposit。
1.不知道还应该做些什么准备能保住多一些的deposit。
2.墙上是国内刷的那种大白,不知道应该买什么涂料好 |

her home insurance will not cover a tenant's loss in your situation. That

It is all about what one can prove in law. If the landlord can prove the

You should be VERY careful about #5,(red lights!)and #6,(red lights!). Lease
has to specify how and how soon you are going to get your money back if

landlord to get your money back. Make sure that you can get your money back
and soon enough.

Maybe your relative can send the rent money to you and you send the payment
to the landlord using your personal check. |
