let owner stay for another 20 days and they pay mininum interest and
property tax or I pay the extension fee and close on the day they move out.

experience. It is not about the contract itself, it is about how to use the
contract. It is like law. The law is same for you and an lawyer, but the
laywer understands the law and knows how to use the law.
