Origination fee是指lender在跟你准备package的时候收取的费用，这种费用是非常不
划算的，它会提高你的APR，跟discount point是一样的。这个费用好的lender早就不
收了。而且，如果你应该要用买point来降低的mortgage rate，那discount point比
origination point要好多了，前者是tax-exempt的，可以用来抵税；后者则不行。所
以，如果碰到lender/broker一上来就charge一个这个费用，最好是在不损失credit的
情况下shopping around。 |

origination fee paid to broker is not tax deductable, prepaid interest to
buy down the rate is tax deductable. Although they both achieve the same
result (usually 1 point=1 percent of the loan amount will help lower 0.25%
interest rate), they are not the same thing when you file taxes |

origination charge $1325（10325 减去9000 credit). 前些日批准了贷款，今天又新
收到了一份lender寄来的GFE。首页有句话："Please note that the enclosed Good
Faith Estimate is the most current estimate of fees for this mortgage and
replaces any earlier versions." GFE显示10325的 before credit origination
charge 不变，但credit变成了51xx.xx.少了3千8百多。
请问本版做loan的老大们，怎么会差这么多？有可能那里出错吗？要是早先的
disclosure没有什么保证，那还有什么意义呢？也不可能在这个阶段再换loan了呀，
contingency remove了，close日期也不远了。 |
