体最关注的却是fed fund rate。
我猜想是fed fund rate会直接影响open market operation？但fed fund rate按定义
是银行间拆借的利率指导价，它如何直接作用到银行之间的实际拆借利率？又如何影响

这里的rate，就是不含任何其他费用的interest rate，也就是每月利息=欠款额*rate/

而APR，则是包含其他费用的interest rate，也就是把费用换算成利率加到rate上了，
应该是有假设才算出来的。估计是假设了borrower既不refinance也不早点付清。
这两个东西，其实都是APR，这个“APR"是把其他费用加上的，为了方便borrower比较
各家的rate+fee的quote。
对了，那个外墙算面积，但是车库不算面积，那么车库的外墙算面积吗？这个我是不太

前些天看见rate降了，找我们的loan broker商量，当时rate没现在这么低，broker不
同意降，但把我们的closing fee免了。
rate持续下降，broker同意把rate降到4.75，但是2000 closing fee又回来了。
这不rate又降了，broker终于同意把closing fee又给免了。不过broker说我们因为是
lock了60天，所以拿不到最好的rate。 |

发帖数: 2712 | 12 如果正式进入流程，就需要付appraisal fee，LZ如果不想重复花appraisal fee的话，最好在同一天quote多个lender或是broker，比大家给出的rate和银行收费，选rate低，bank charge低的，在bank charge相似的情况下，选rate低的那家银行。
虽然没lock rate就不代表能拿到这个rate，但这样比较下来，能够知道同等条件下哪个lender或是broker的rate好。
选定一家做就是了。而且递了application，每家银行都会pull LZ的credit的，同时被查的次数多了，影响credit不算，连underwriter都会要求解释每一个request的。 |

市场动荡，rate突然涨了，谁都没办法offer之前那个诱人的rate了。要比较同时期
lock的rate，只要在同时期lock的rate里算是低的，那个loan officer就没有骗人，很
可能是因为市场原因。但是，如果同时期别人能lock的低的rate，这个loan officer就

没lock上rate也不能全怪broker，lender revise rate的时候会暂时关闭rate lock
table，等下一份rate sheet出来，之前的rate就基本已经锁不上了。 |

JP Moragan's upbeat reports seems to signal another run of stock market. For
new homebuyers, it is better to enjoy this silent period but should not
