cash out refinance at 80% meaning the new loan is going to be 160k. The 160k
is going to pay off 60k existing loan. That would leave us about 100k in
the bank. We don't have 2nd mortgage nor any other debt.I was shocked to

在很多客户不lock rate就不做，但是，对于refi来说，先做起来才有可能等到好的
rate。refi的funding一般会为买房让路，这样refi的process周期就会变长些，一般都
不会在一开始就锁利息的，所以动手早的才能赶得上这批好rate。如果一直不肯开始做
，看到再好的rate也枉然。

有些客人看到rate不错，想refi，但是又拿不定主意，一开始锁吧，怕rate再降，一开
始不锁吧，怕loan officer不老实，又或者rate涨上去。。。纠结
据我的经验，赶上这批好rate的客人，基本都是一个月前开始做ref的人。。。当然啦
，rate这件事，也是各凭运气。 |

而且由于ARM rate有cap, rate高于lifetime cap的应该用lifetime cap来算。
比如说rate涨到16%了，但ARM的lifetime cap是7.625%, 对于ARM的来说实际付的利率是7.625%而不是16%，所以算预期付要付的利率时应该考虑这个。 |

括reading,writing,math,science，涵盖了SAT/ACT 考试的范围，我认为是basic
skill测试。
需要注意的是没有根据AP测验进行rating.所以同USNews排名大大不同。我觉得
greatschool更能反映教育质量。
我会另外揭露BSD进行USNews high school ranking manipulate 的阴险计划。
根据最新rating较好的学区（只考虑公校学习，高中》初中》小学 从西向东，排名不
分先后）是 newport hill, somerset, eastgate, lakemont，montrex，telus,most

rating是用来检验个人进步的唯一标尺，没有这个测量工具，很难鉴定自身的成长和漏
洞。
其次，rating的使用方式
我个人认为，被乒乓版滥用了，而且发挥到极致，实际上我去过几个地区的乒乓论坛，
无人提及rating，可是大家的水平几乎都是垃圾这个档次的，用的拍子也是国内副食品
商店花30块人民币买的，
第三，为什么rating这个议题只在乒乓版会出现如此极端的负面效应？ 引发了数年的

现在的usatt league rating也和tournament rating一样列出来了。记得今年1/1开始
不交年费的associate member不可以打usatt league，但是打sanctioned tournament
交20刀/次就可以打比赛，对于一年只想参加1到2次tournament的其实有利。只有叫年
费的full member才能打usatt league和tournament。这个新规则其实是不错的，估计
以后比赛会有更多local的会员参赛
但是总觉得搜索的页面真是越来越不好用，原先好歹直接显示会员的州别、分数，一眼
就能看到rating，现在就看到个人名、州名，看rating还要再点击一次进去看。还有，
搜索的时候比如输入Chen，出来一堆一堆的，还要翻页，估计那程序员肯定不是华人也
不明白老中一个common的姓都是有成百上千人的。其三，不知道为啥只给一个条件搜索
，为啥不能弄个多条件的query以快速缩小搜索范围？
搞不懂，总而言之，非常不好用。

that cc cant beat deltafox with double beagle.
there are alot of players play high rating league with low rating. but the
problem is that it is hard for you to find team who accomodat you and
knowing you would lost every match. well, if you can, by all means, play at
higher rating league, that would benefit you in the long run. |

，我理解的是我们就按照账单上的税率支付就好。可是现在组里是这么处理的：
如果Invoice tax rate>PO tax rate,我们按照Invoice上的税率来付.原因很简单，就
是因为税率应该以最近BOE颁布的税率为准。比照PO的时候税率有变化，我们应该支付
最新的税率。
如果Invoice tax rate
的不懂了，按照上面的假设逻辑，我们还是应该按照账单上的税率来支付啊。
可是组里提出意见，认为多付一点减少一些税务上的risk。我就不明白我们如果按照账
单上的税率支付，究竟会有什么风险。
不知道这里有AR的没有 ，如果做Invoice的时候难道不是用最近发布的税率吗？有没有
可能用错税率？如果invoice的税率定低了，我们又按照账单上的税率交税，BOE查出来
，我们需要承担什么样的责任？
因为有的时候账单数目比较大，税可能相差几百块，所以还是想和大家请教确认下，我

发帖数: 397 | 39 看了这几天的贴子，觉得很有意思，说点自己知道的情况和看法。
Huangs给大家提供了很多信息，尤其是工资和Billable rate方面，是在这个行业里到
一定级别或特定部门（project manager或财务)才知道的东西。一般在公司里普通同事
间并不知道彼此的工资。
Billable rate一般是指某个人干一小时活charge项目里，也就是客户（client)的钱数
，并不仅是他个人的工资，还包括他为公司赚的和overhead. 一般来说如果客户是政府
部门或长期的，mutiplier会低些，这样工资可能会接近billable rate的1/2.
至于CAD drafter的billable rate能不能达到$95/hr,只要客户愿意，签了合同，就没
问题。这与公司规模，项目大小，出活快慢，资历等等都有关系。打个比方，如果项目
小、客户没钱，你弄一每小时搞走95刀的来画图，提交预算时客户肯定要求换人。我们
公司drafter的billable rate高的，大概是75左右。
有话题就有争论，谁是谁非并不重要。都是一家之言。关键是你得到了你想知道的。有
人会说有误导，都是成年人 |

没什么意义。拿不定主意的倒是可以看一眼。

If I understand correctly, interest rate at time0 are from now till 1 year.
interest rate at time1 is from 1 year till 2 year.

bloomberg做法是shock par curve，但这样在重新bootstrap zero curve和
interpolate的时候会有可能降低adjecent spot rates，如果正好有cashflow在那里，
就可能得出negative key rate duration，有点counter-intuitive
我们之前的做法是直接shock zero curve，比如key rate tenor 1,2,5,10 years, 要
shock 2 year的时候把1-5 years中间的spot rate全部shock，shock size根据每个点
到2 year的距离，这样的结果是guarantee positive，sum也等于duration
不知道业界标准是怎么做？ |
