办事效率太低，不过我们现在是骑虎难下。听说wells fargo不错。 |

你找得哪家？人品真好。应该是找agent做得把。这个周rate一直在降阿，今天有些银
行30年fix已经3.5了，不过有point,但是point还不错。

on a 15 year. I have credit score above 750 by the way. I just don't get it.
Is it because you know them personally or you get special treatment? one thing i have not mentioned is that i am getting cash out refinance. Is that the reason they gave me much higher rate? The
other person even mentioned 3% no cost refinance.Can you send me the lender
info or post it on the forum for our fellow members? I best rate i could
find is a around 3.42 with no closing cost. I am not able to any rate lower
than that so far.

guy offline regarding our bad experience with this mortgage broker. Just
because their name *appeared* more often in this website doesn't mean
they provide the better rate and service. I had been with them for a
long time but I am out. I value a business on their credibility.
Always take with a grain of salt on what other said in bbs and do your
own homework.

point就是你花钱买到更低的利率，这个钱我不知道他们怎么算（一次付清，或者放到
每个月，但总之你要多付钱来换取更低的利率）。如果决定如期换钱，不要看point和
rate，直接看APR,就知道那个划算。但是如果可能提前还款，可以计算一下。短期提前
还款不需要买point，但是长期的还是买point比较好。你可以计算到哪一年，这两种方
式是一样的。如果你打算5~10年卖房子，就不要point了。

我不是很懂，不过你这种情况还真没听说过，差0.125最多0.25就了不起了，不可能差
这么多的。做REF的谁都不傻，如果张萍都是这么报价，估计也别做生意了。我估计还
是你的例子和我在某些FACTOR上有区别，所以差别才这么大。
现在3.125%应该很容易做到。

cash out refinance at 80% meaning the new loan is going to be 160k. The 160k
is going to pay off 60k existing loan. That would leave us about 100k in
the bank. We don't have 2nd mortgage nor any other debt.I was shocked to
hear the rate comparing what you guys reporting here. The only thing i could
think of was the cash out factor. It is considered riskier for lenders.
After reading the other comment, I went ahead to call everyone of the
lenders on the Chinese Yellowpage. Guess what, almost a half of the mortgage
companies went out of business. That leaves me only a few choices. I got
rates range from 3.25 to 3.9. The best rate I was quoted on was 3.25% with
no closing cost. I took that rate to my proposed lender to see if they can
match it which they did. For now, I am going with 3.25% with no closing cost
. That is the best rate so far for my case. I just hope the company I am
with play no tricks on me. I will be very careful to go over all the numbers
. That is the end of my research for now.

发帖数: 48 | 20 We closed our refinance mortgage the day before. It is 3% 15 year fixed no
cost from Ping Mortgage. They told me everyone got their own rate. If the
loan amount is smaller, the rate will be higher.
I think they are OK. I first got 3.125% and then I called them after I saw
the rate dropped. They lowered my rate even though unwillingly.
Business is business. Always shop around and make your own decision. We
used Ping Mortgage for purchase,then refinanced with two other companies,
Maximum and Amerisave. We came back to Ping for our last two refinances. |

differently from lenders. I know what I need to do next time. I would ask
for Good Faith Estimates from them. What they tell me on the phone is
useless. Once i get them on writing. i would compare them in terms of fees
and APR because the may give you good rates but they charge you higher APR
in the end. I feel like i am learning a lot. It is not an easy task as i
once thought.

compare apple to apple.
