购房的经历给湾区还在为房子而发愁的兄弟姐妹们多指出一条路。如果您是土豪，请出
门左转。另外，本贴只介绍app本身，不讨论湾区房市走向等种种其他。
从16年底，我和LD就开始了漫漫的湾区看房路。众所周知，由于湾区长期人多房少的事
实，造成了以下两个现象：1.再贵的房子都有人加价抢。2.condition再烂的房子都有
人要。（特指老中买家们target的热门地区）以上两点现象在我看来，把传统买方经纪
人在房产交易中的作用（看房，估价，讲价）大大弱化。金牌经纪人虽好，但你估价再
准，架不住别的买家任性加价；你对房子condition看得再清，架不住别的买家不管不
顾。什么选学区啊环境啊交通啊咱们老中买家个个都久病成医弄得比经纪人还熟。可以
说，现在买方经纪人最大的作用，体现在跟卖方经纪人的connection上面，湾区大量的
dual agent现象也侧面印证了这一点。说白了湾区现在要买房子除了比connection之外
就是拼票子。

Indeed, there are many Ph.D. programs that can be closed. The first one on
my list to close would be the Religion program in Columbia university. Why
do we need Ph.D.'s specializing in religion? Leave that area to the rabis
and ministers!

Reali给的Rebate Check，也就是Reali拿到了Seller给的2.5%的佣金（湾区一般是2.5%
）。 姑且不说Rebate的After-closing Check带来的很多问题， 首先Reali应该是有执
照的Broker，因为可以直接收到佣金。 但是Reali需要修改自己网页， 因为我在网页
上没有看到看到它的加州执照号码。 加州的法律规定，所有Realtor的广告必须明显标
注执照号码。如果Reali没有执照， 就不可能从Seller那里拿到佣金，Rebate给买家。
其次， 2.5%的佣金全部给买家，真是或雷锋，不知道生存的Revenue从何而来。广告收
入？费解中。
刚刚看了一下网页，还是没搞懂，但是看到Selling的时候有下面一段：
“ Seller Benefits:
Low Total Commissions: Our 4% total commission means significant profit
savings for Sellers. ”

的亲身体会给大家参考，并没有说所有agent都不好的意思，另外我说的的有些agent从
中搞鬼也是自己亲身体会，大家都有自己的判断力，用谁不用谁大家有自己的选择。最
后一点声明，我想楼上你以为Reali是我自己的公司？请你自己google一下Reali的网站

2.5%. 基本上是做活雷锋了.
如果Reali做dual, 那还不如用这钱把price降下来, 还省property tax.
试着输了一下Fremont zipcode, 看来对Fremont还没开放. 基本上是在collect email.
如果给你的是check, 会不会给你1099? 如果不发1099. 那broker还要为这个2.5%上税. |

I met a big size (taller and heavier than me) WA 5.5 state champ white mm,
and FU team top single (size smaller than me), both are very strong and
powerful than me and I have no ANY chance to meet both them, no matter serve

想必大家都听过这个搞笑的梗，而现在，类似的事情又在大S身上发生了，网友深夜被大S前男友的梗笑到肚子疼。

1) Although pension funds only look like 20-30% underfunded, if you use a
market discount rate (5-6%, vs. 8%), the realy number will be close to 50%+
underfunded.
2) Most of us are still 20-30 years away from retirement. If the fund is
very underfunded, whatever you gain through this bargainning round will go
to employees 45-55 old range. End of day, we are in a deeper deficit and
