也许很多愿意做的upgrade都不会去为房东做吧。人生也没有多少个10年。总之，都有
代价的。。。投资房那就是number，所以另说
当然同样的actually payment, 低房价高利率，是比较好。因为potentially 可以
refinace in the future

assuming 500k loan. for first 5 years,
4.875%, you pay around $119K interest, the rest of principle is $460K. Whole
life interest is around $460k.
2.625%, you pay around $63k interest, the rest of principle is $440K.
case 1) 5 years passed and now, if interest rate is 7.625%, for the rest 25
years, if you put the $55K (saved

利率会涨0.125但你见不到这个费用. 政府以前征收0.3%, 4/1以后增加到0.4%.
最好3/1之前CLOSE. |

Congress通过了payroll tax cut，然后FNM/FRE的 Guarantee Fee会涨0.1%，这个是永
久性的，原先是0.26，现在等于涨到0.36。转嫁到客户就是0.4-0.8pt。不过这个费用
直接在后端消化掉，ratesheet上看到的pricing就包含了这个涨价。而从客户的角度就
是如果所有条件不变，利率会升0.125%，来消化掉这个0.4-0.8pt。
按规定，2/29日之前close的loan不受影响，3/1开始close的loan GFee上调。
不过有些银行已经开始实施了。 |

差，实际利率比现在还低个0.125%， 因为这个 fee 的关系，想做No points, No
costs, 也不过就是现在这个利息， offset 掉了。 所以， 我总是强调， 行动起来，
时不我待。低息贷款只有拿到手， 才省钱， 肥肉只有吃到嘴里，才享受嘛。 |

具体情况如下：
有个医疗账单 很久以前设了auto payment。一直都自动付钱没有问题。然后不知道为
何原因 他们从去年11分开始就没有在从账户扣钱了。因为只有一个月30块 我也比较粗
心 没有注意到。直到近期想做refinance 我的loan agent说我有好几个debt
collection在我的credit 记录上，这样我的credit score就很低 所以没法refinace。
他让我找debt collecter公司去argu 争取让它们delete掉这个纪录。只有这样才能让
我的credit score重回原来的分数。经过无数的hassle 他们最终答应如果我全部把余
额付清 可以给我25%discount和向credit bureau 写信 让它们delete掉所有有关这个
债务信息。我也很愿意这么做。我就跟她们协商 说让它们给我一个letter 写明： 如
果我把所有的余额还清，他们会向credit bureau要求 delet我所有的late pay信息。
一周前打电话 那个人说挂了电话就会寄出letter。我等了一周 没有收到... 阅读全帖 |
