business to the brokerage. New agents usually get 50 to 60 percent of the
commission (maybe 50% of 3%). If buyers do not care about dual agency, they
can have seller agents represent them. Some brokerage like remax may charge
less proportion of commission to agents, but they provide less support to
agents too. |

首先声明本人不是Agent。这几年搞了几套投资房玩，对NJ地产界也有一些了解。
1. 一般在NJ，卖一次房子，Agent Fee是5-6% （一般是5%）。就是说，卖一次一百万
的房子，会有5万的钱到经纪的手里。买方经纪一半，卖方经纪一半。所以两个经纪各
拿2.5万。是不是物有所值，大家仁者见仁，智者见智。
2. 如果在大的经纪公司（Broker), weichert, remax, century21之类的，公司会要把
经纪的2.5万分走40%左右，经纪自己只能留大半。（大牌经纪一般可以留多一些。）所
以到每个经纪自己手里会有1.5万左右。这是多年以来形成的传统。
3. 在新泽西，2009年以前法律是不允许broker 给 rebate的，但是在金融危机下房地
产交易完全干涸，旧的体系不能适应，所以2009年通过法律允许回扣。在这种情况下，
有一些broker开始给回扣吸引客户。

一般像gold street，simth's 对面等aprartment一室一厅的在600左右，包水电,洗衣房在外面。其他地方2室一厅的800-1100不等，一般含有洗碗机和洗烘衣机
，自己出utility fee. |

Independence的房子和环境还可以，学区在中等偏上.但如果有上学年纪的孩子，通常
我们中国人不会太满足于中等学区，而且要考虑小孩子afterschool,中文学校，各类才
艺班的需求，住在中国人相对密集点的区还是方便很多的。
在downtown工作的话，可以优先考虑西边westlake，rockyriver，南边的brecksville
学区，东边beachwood, orange, solon 学区稍远，看自己的承受能力了。
