主看两个区，Leonia和West Orange，目前在两个区各自看中一套房型、结构都相似的
，比较符合我的要求，one bedroom, one full bath在一楼，two bedrooms, one
fullbath在二楼，一楼都有一个den，都是砖房，要价、地税也差不多，而且还都是
short sale，Lenoia的房子外墙结构看着更加solid，但是里面需要remodel 的多，
West Orange的基本上主要remodel两个洗手间，不需要大动。处于3-5年后会回国的考
虑，觉得resale/rental value也必须比较一下，不知道大家觉得哪个区的房子更加保
值一点？我个人倾向west orange，基本上买下来就能搬进去住了，但是我家那口子觉
得Leonia更好，而且喜欢房子在corner lot。
还相中另一套也在west orange，也是short sale，网上的照片看了觉得很好。今天去

发帖数: 3837 | 12 如果老房remodel的时候都是申请permit, 都必须按照95年以后的code重新安装抗震的
设计（比如加横梁，重新浇灌钢筋，木柱之间加稳定的钢片等等）。我remodel的时候
，只要碰到有关结构上的，全部要找civil engineer重新计算一次，按照新的code来加
固，达到防震要求。
所以买老房的时候，没有permit装修的跟完全按照permit会有挺大的分别。 |

你的房子assess value以每年2%的cap上升。
但是如果你的买价非常低（for whatever reason), county有时不同意你的买价作为
assess value。 他们会重新assess。所以你在买房过户签文件时，有一张County Property Tax Questionnaire的表要你填的。
同样，在你拥有这个房子的期间， 如果附近相同的房子买卖价格比你的current year
assess value低很多的时候， 你可以申请 property tax appeal。 这个情况在当下非
常普遍。
如果买个破房子来自己remodel，大的项目都要申请permit。等完工issue final
permit时， county 往往会重新估价。 你的assess value就上去了。如果你不申请

anything that could contain asbestos except for wall/ceiling and things
inside the wall.
But the problem is the house has went through kitchen/bathroom remodeling(
new floors) and other remodeling work, we are not sure if the work is done
per to protocol(things are removed properly if there are any). We did order
a air test but it only test one spot, the result comes back clean but not
sure how accurate it is.

要remodel 房子了， 相信本版面不少contractor， 请直接联系我们报价吧，可以是general contractor，也能是做分开项目的，我们都会考虑。
第一个项目： 房子里面采光不好，要在每个房间roof 上弄2个采光瓦（就是那种长方形的毛玻璃了，每个一尺长的样子），这样房子里面能有自然光。
第二个项目： garage被前房主改成Den了 （外面另外修了一个garage）。Den里面是直接的水泥地面，很冷，没有insulation。地面也比其它房间低下 1 尺左右, 准备水泥地面上铺上木头网格把地面举高，然后铺木地板。
第三个项目，屋子里面的有些电路很老，没有地线，需要换成三相电路。
第四个项目：房子主体结构都是金属房顶，但是garage和后院里面一个房间的Root不是金属的，开始leak了，需要换了，准备把它们也换成金属的Roof。
