General Contractor, 叫KeyCon Inc. 记得Eichler社区流传的杂志CA Modern
上有介绍，他说Bath Room 的remodel 至少要二万五一个！等我有空去看看到底做成什
么样。。
我们家是俩个小家伙到处涂鸦，现在我们已经熟视无睹了，所以有小孩的还是先不用买
太好的家具。。至于remodel部分的，反正咱们是DIY的，大不了过几年再做一次。:-) |

remodel，抛开remodel投资，涨的价格也还是中间费。在其他州，长得很快，在特好学
区，涨幅也稍微大一点，但是也有限。罗医生的房子这个价位，今年很难卖，比买家卖
得低都是可能。今年那个城市狂修新house，有些差一点的新的才卖40万出头。50万到
60万的房子难卖之极，好的新房也才这个价。
有些房子在去前年可以卖个50万出头的，今年才48万，比12年卖的47万房子地势，装修
好的多得多，还新的多。
今年我有几个朋友都在卖房子，邻居也在卖，40万以上的房子就卖不动，一般卖上几个
月，50万以上的房子不少卖半年甚至一年。毕竟不是热门学区。
anyway，我最大的后悔就是该把房子买在加州，然后在WI租房，这样我可以赚几十万，
不是几乎不赚。 |

出去玩了一圈，我现在理解为啥F-150长期占据美国市场第一了。
对于美国人来说，在有限的预算里面，车的多用途性是第一位的。从这个角度考虑，F-
150/各种heavy duty系皮卡是功能性最强的车：
Commute，工作，拉货，搬家，Remodel房子，拉人，Off road，出去玩拉RV Trailer，
拉船，摩托车，一辆车统统搞定，其他的所谓Sedan/SUV/Minivan皆没有这么强的多用
途性。这样，对于美国家庭来说，家里一辆pick-up，一辆mini-van，预算加一起不过5
万－6万刀。但是功能性，可玩性可比什么德系，日系强多了。
但是皮卡油耗经济性相对不好，没关系，老美的思路是降低内饰，降低价格，再配上
Finance，足够抵消多出来的油耗了。实在不行，第二辆配个节油的车。所以美国车内
饰都很糙。

发帖数: 71 | 50 手里有大约3万现金. 最近看到一个Co-op Studio在卖(Rego park, NY), asking price
$108,000.
这个Studio周围环境还可以, 离地铁也近. 但是需要很大的remodel.整个remodel成本
大概 $6000. Maintenance $387/month. 但是这个Coop 最关键的是,两年后可以出租.
而且两年后如果开始出租, 一年只付$380Maintenance( 不是每个月都付).
买个话, 要向银行贷款7万多,利率3.5%. 我在考虑是不是要买.最后coop的价钱能讲到
$103,000左右.
我的concern是, coop规定必须两年后才能出租. 不知道买值不指?
请高手给点建议吧, 该买吗? 谢谢了. |
