2013年9月搬家， 老地方的房子租出去， 新地方租着住。这4个月rental property 的
费用， 用turbotax好像总算不对. 租出去期间付的mortgage interest 有6000， 只有
～3500算作expense? 这还是在Turbotax 里， 在rental property 部分把全年的
interest 都填上， 都作为quailified, 才算出来的 （自住的部分好像算对了，自动

本人租一个2-bedroom apartment。住在这里已经一年半了。大约一个月前，发现自己
经常被咬，我父母跟我儿子也住在这里。但是我爸一直没被咬过，我妈跟我最厉害。我
儿子偶尔被咬，被咬后不是特别痒。
由于这个小区最近发通知说，不让guest在这里住超过2周，估计是因为现在要求大家自
己交水费，而每个appartment都没有水表，是按人头来的。于是我就去给我爸妈登记，
其实他们只是住半年。不过我觉得这个可以理解。于是顺便跟他们提起来我经常被咬的
事情，他们说可以让pest control的人来看看，先做investigation。于是大约1周前，
有个人来看了一下，说我家有bedbug，那个人是个老莫样子的人，口音很重，我一开始

用这笔钱作为首付，另外贷款30万，又买了rental property B。
要报税的话，那个30万mortgage的interest可以作为rental property B的expense, 这
个没有问题。
而开始那个20万贷款的interest应该也可以作为rental property B的expense的一部分
，（因为有这笔钱我才可以买到property B），可以deductible, 对吧？

标 题: 最近租车事故的赔偿经历（AMEX的car-rental insurance）

六月份去Denver在Alamo租了两周的车，中间正好赶上一次冰雹，
还车的时候被告知车被雹子砸了，需要修理，具体数额需要进一步评估。
因为有AMEX的premium car－rental insurance，也不太担心
直接file了claim，然后不管了。
大概9月份的时候收到Alamo的账单，修理费加管理费以及loss of use等
乱七八糟的加在一起4600多。当时就觉得租车公司太黑，还好有AMEX的
保险，也不用怎么操心。
11月份收到AMEX的最终赔偿清单，赔了3900多，还剩下700多的样子，
说是loss of use的300多需要utilization log才能赔付，剩下的
administration fee什么的他们不管。比较郁闷，暂时放在一边。

最近遇上个恶心事，借人气问一下大家，谢谢了。
事情这样的，邻居撞了我的车，走保险，去了geico指定的collision center修。然后
除了第一天接到了collision center的电话说要换bumper之后，再也没接到电话和短信
。过了一周多后收到邮件说我的车已经修好，取车的时候collision center说我的车一
周前就修好了，拒绝支付这一周的rental car。我在还rental的时候enterprise的人告
诉我enterprise和geico的communication log显示中间我的车delay了，但是这个log暂
时打印不出来，因为没有确定是哪一方的责任。

采访节目里也有一次关于Rental Insurance也建议不用买。在租车前我还专门打电话问了
Citi Platium MasterCard确保他们是保"Lost of Usage" 。经过三个多月的折腾，终于
把所有Mastercard Claim要的文件都交齐了，上个月终于收到Budget的Bill，要$6800，

什么问题如果是自己的车一般都藏着，rental的话客人都会指出来，然后修好。
具体问题具体分析。

发帖数: 13701 | 38 没买过rental car，开过很多。觉得既然你有心理准备花这么多钱，为啥不买个新车？
租车公司的车倒是看上去便宜，可是这些车很多在新的时候就被abuse的够呛（运气好
的话没准儿碰上个保养好的）。如果超出你的budget，可以考虑贷些款，利息也多不了
几个钱。
另外，这板上很多人买车时考虑resale value，没错，车是个不断掉价的东西，确实得
考虑这个。不知道你注意过没有，卖车的广告上“one owner" 可是个亮点啊。你要是
买个rental car的话，人rental company是first owner, 你是second owner。回头你
卖车，carfax, autocheck可是会把这个放进report的。你觉得你在乎这个吗？

标 题: Primary Resident转Rental Property的问题

去年买了第一套房子，Primary home
但是发现20年旧的老房子住着不舒心，电费还奇贵
今年在附近又买了一个new construction，申请的也是primary home
刚搬进去近1个月。
算起来在第一套房子那里也刚住了1年。
现在第一套房子出租出去了，insurance改成rental insurance
也通知邮局把寄到第一套房子的信转寄到新房子。
这两天连着收到第一套房子贷款公司的mail。
第一封信说他们从USPS得知我改地址了，要我确认新地址，好以后跟我联系
第二封信说他们注意到我的home insurance取消了，要求我提供新的insurance，否则
他们会给我强加一个insurance。
我的问题是，第一套房子的贷款公司是不是有让我refinance这个property成re... 阅读全帖 |

发帖数: 20252 | 46 按照IRS的规定，出租房屋必须按照rental property报收入，并将房屋以27.5年折旧。
因为这是法律，那被audit也没啥事，因为是IRS要求的。不按rental property报税就是逃税。除非是假出租，屋主还住在里面，或者捏造一个租客，那另当别论。
IRS如果没有专门的条款来禁止，primary resident转rental property报收入，然后卖掉take loss的条文，那按美国规矩，算合理避税。 |

发帖数: 1233 | 47 存IRA的钱必需是“earned income”，rental income 是“passive income”,不能拿
来开IRA账户。如果收入是来自 property management fees, 这个是 earned/self-
employed income,就可以存IRA.
砍树的费用，只要是跟 rental property 有关，可以用来抵 rental income。

但因为目前跟两人合租, 房租是跟合租人轮流交，也就是每两三个月交一次，所以1年
只有4张交房租的支票，没有monthly rental pay check.
请问大家这个monthly rental check是不是必须的？没有的话能不能通过提供其他
trade line材料弥补？多谢！ |

经常被咬，我父母跟我儿子也住在这里。但是我爸一直没被咬过，我妈跟我最厉害。我
儿子偶尔被咬，被咬后不是特别痒。
由于这个小区最近发通知说，不让guest在这里住超过2周，估计是因为现在要求大家自
己交水费，而每个appartment都没有水表，是按人头来的。于是我就去给我爸妈登记，
其实他们只是住半年。不过我觉得这个可以理解。于是顺便跟他们提起来我经常被咬的
事情，他们说可以让pest control的人来看看，先做investigation。于是大约1周前，
有个人来看了一下，说我家有bedbug，那个人是个老莫样子的人，口音很重，我一开始
没听清楚他说的啥。后来他走了，才觉得他说的是bedbug。结果昨天收到rental
office的信，要我交200多刀来除虫，另外还得自己弄很多东西，包括vaccuum floor，
把closet清空之类。我现在怀孕，真心不想折腾。最主要感觉真不是bedbug。那天那个
