absorber，repaint rear bumper。我自己不放心又去dealer那里做了一次maintenance
，结果dealer说rear shock absorber leak。现在打电话找保险公司他们说要证明这个
和accident有关他们才愿意付钱，我在6个月前的maintenance没有这个问题，但是要证
明非要是和事故有关感觉也很困难，该怎么办呢？ |

financing， + tax and title fees。好像差不多是底价了
今天另外一家给的32400+0.9 financing + $500 college graduate rebate。但是看车
的时候发现driver side门上有两个2 inch长的刮痕，dealer说他们需要整个门repaint
。签字做credit application 之前说他们可以从别处调车，但是签完字manager说说这
个价格他们不愿意从别处调车了,所以就直接走人了。另外，dealer无意中说停车场很
多新车都有snow damage，是不是差点被坑了？
问下这个$500 college rebate 是不是每个dealer都有？别的dealer没提过啊，准备拿
这个rebate 去别家提了。 |

marker and scratch. They did great job. Sixteen years later, you cannot

我gf之前住在芝加哥的一个公寓，房东是个美国人也住在房子里。这个人平时比较
叩门，什么东西碰了他的就大叫。这些就不说了，反正人不怎么样。现在碰到事情是这
样的：
我gf6月份从他家搬到了chinatown附近，但此房东说什么都不肯把deposit归还，理由
是我gf把他墙弄脏了，而且用过他的锅，repaint的费用比deposit（$550）要高，所以
不能归还。但实际上这是无中生有，他的墙一直很干净，他摆明了是想欠着不给。而且
，我感觉他有点像是我们是 chinese student不能把他怎么样的感觉。
但我觉得，我们没有理亏，想寻求法律帮助，请问版上有人有这些方面经验吗？我们需
要做些什么呢？

查了我们州的法律。要求在45天内通知归还押金和其他。
因为需要break lease，我们提前一个月通知他们三月底搬出，有书面的申请，说好了
我们负责到有新租户搬进的日子，可是我们当时没有要copy. 后来口头上又续租了一个
月，也同意了（因为没有新租户要进来）。 后来跟我们说必须要4月底搬出因为5月中
旬有人要搬进来。 这个具体的合同终止日期无论是三月底，四月底或者原合同的十二
月底，对这个影响都不大。
我现在主要是关于他们的损坏赔偿有很大的意见，换整个房间的carpet都算在我们头上
是肯定不愿意接受的，总共有三项：
1.replace carpet due to numerous stains and bleach throughout. $996.52
2.refrigerator - shelf bar broken $20.46
3.extra cleaning for the range $25

market rent）的70%就能cover贷款和地税。
但是在合法的前提下，你确实既能向银行证明自己有出租房收入（如果你已经有几套出
租房了），又不用向IRS交很多税。关键就是出租房可以depreciation。The property
can be devalued at a steady rate for a prescribed period of time, which, as
of 2011, is 27½ years for residences and 39 years for commercial
properties.IRS官方承认你的出租房（自住房不行）按27年半的使用寿命折旧。10万的
出住房一年折旧3千多，如果你出租房的净cash flow一年不到3千多，就可以报亏损，
冲抵W-2收入，降低全家的保税总收入。所以说你可以合法的每月有两百net cash flow
，房子还升值，保税还可以报亏损。

准备。不说废话了，你可以：
1。买块rug,遮住；
2。sanding and repainting;
3。可以试试那种修复家具的笔，就是把划痕涂上和地板同样的颜色，不容易看出来。 |

I prefer to use primer every time, only exception is you repaint with exact
same color paint. Other wise, primer is cheaper than expensive paint, and
makes it easy to cover old paint and help new paint to spread, you will use
much less new paint.
Sanding does not take much effort, so I always wash and lightly sand the
entire suface before I start. (I guess it is ok if the old paint is still
good).

类。 CONDO， HOA 要管房子外面的。 象房之类。
其实， 你的已经够便宜的了。 150中间， 保险一个月应该在30-50左右， 水，垃圾应
该在50左右。 公共区的维护起码10-20， 管理公司管理费10-20， 剩下的是reserve用
来今后的房顶，房子repaint,..etc. |
