收的话， 买家不可能自己去州交sale&use tax的。 只不过现在查得不严格而已，细查
起来，online sales只要是涉及sales tax的物品，卖家需要在买家所在的各州（除非
是免税州）注册 sales tax ID,然后报到各个州交税。 卖家唯一可以不收税的理由，
只能是whole sale部分，即买家提供给你他的resale permit 上面写着他买这个东西是
为了 resale之类之类的，那么卖家可以不收这部分的sales tax.
这就是为什么在网上我买同样一个东西，有些网站收我sales tax,有些不收。不收的那
些其实严格说起来是违反sales tax regulation的， 只是这样买家觉得占便宜了，更

带的。牌子有：Deepsea, Explorer, Submariner, Yacht Master之类的。

association和建筑商一直在打官司。那一片的小区都存在这个问题，好像是建筑商建房子有违反相关的规定。目前建筑商赔偿了5.3million，但是据维修的检
查报告说大概需要7.9million。建筑商又起诉了合同的承包商和保险公司，目前case还
没完结。 现在如果close，将来这个GAP，不知道是不是要house owner付一部分，但也
有可能官司了结，赔偿的钱可以拿到。 很苦恼中，不知道要不要继续close。 如果现
在cancel contract，已经过了resale certificat review的5天时间。 earnest money
是拿不回来了，大概有3500， 其他花掉的钱，估计也有上千了。 大家觉得我该如何办
呢？ |

做装修，所以比较适合我们的状况。房子3000sqft，yard的大小也ok，不算太大，这样
打理起来也没有那么累。只是这个房子整个装修的风格比较现代一点，看着很ikea。我
们觉得可以接受，但是不知道这样的房子会不会看起来很cheap，以后resale的时候不
是很容易出手。我觉得我们大概不会在这个地方呆一辈子，以后这个房子肯定是要再卖
的，所以resale对我们来讲也很重要。知道这里牛人比较多，上几张片片，大家帮我看

着的，我觉得挺好。自己没孩子，天天看着邻居两三个孩子的多烦啊。
我们曾经看过好学区的普通房子，又小又旧又贵，老中邻居倒是挺多，不过都是两三个
孩子的，觉得玩不到一块，没意思。
于是买了普通学区的的漂亮房子，邻居要是就是退休的老头老太，要不就是向我们一样
的young couple。
resale不resale的，我相信总有人像我们一样不care学区的。再说买了好学区的破房子
，就算倒是卖得还好没亏钱，这几年住的也郁闷啊。 |

3，还有关于heating，有的房子说是 ‘Zoned Heat；Electric Heat；Natural Gas
Heating’。 这种两个供热系统？电和气一起供热吗？这种和只有
Gas 供热的相比，是不是要费电？

发帖数: 36306 | 50 我主要选择太少了，买房子的区基本没啥新建房，大概就三四个builder可以选，其中
一个著名的烂，但是人在修贵房子，东挑西挑就这个区还行，但是基本close out了，
只有这么一个builder。我们这里好的builder都距离我上班很远，而且路上狂堵。。。
。这个builder也很拽，毕竟那个区就他们一家，而且现在最差的lot也卖出去了。但是
真不买他们的房子了，我也只有resale可以考虑了，只是现在这样的心理，估计没有
resale我能看得过眼。。。 |
