大洋640！resurface 不是换刹车盘，也不换刹车皮。
水泵有杂音，要换，大洋 793。
一边的 Strut 有点小渗漏，（看到一点油渍），要 1900。
前些天贪便宜拿车子去车行换机油（$35)，车行建议的。 |

两个前车胎, 50,000
Tire installation
Wheel alignment
检查时说后轮的rotor和pad磨损严重，rotor中间很深的槽，建议更换，后面的strut也
建议更换，这个以前在dealer那里service的时候也建议过，这次就一起弄了：
rear shock &/or strut assembly, OES
rear disc rotor and pad, premium
另外加了一个oil change
前轮的rotor和pad检查说还可以，但是副驾那边的轮子刹车的时候有点噪音，给
resurface和lubricant了。
总共的报价 886.23，不知道这个报价如何？

这个车是2006年的Mazda 6，当时对它的期望也就是十年10万迈。开到10万迈左右的时
候，觉得状态还挺好的，又继续开，现在已经11万7千了，仍然看起来不错，现在儿子
刚学开车，离上大学还有两年半的时间。所以想让它再继续服役两年。
车胎是必需换的，到costco去换，只需要两个，没有4个的那个优惠，税后报价330多。
只要原因是前面wheel的alignment不行了，前胎明显感觉磨偏了，后胎还挺好的，所以
换完胎后这个wheel alignment估计是必需的了。如果在costco换胎再到别的地方
alignment就是400了。
跑到NTB，轮胎很便宜，一个不到70，但是没有免费的安装，安装加了30多，alignment
价格是90，给了一个coupon，最后是65。所以单独在NTB换轮胎的话，加上alignment税
后300也搞定了。
后面的刹车片和刹车盘从来没有换过，检查的时候有很深的槽，也不平了，这个换是应
该的，这个以前自己换过前面的刹车片和刹车盘，买好的配件也就是100块钱可以搞定
，但是因为不是专业人员，工具也不是很好，时间上可能需要两三个小时。收个200多

向我们要565块，原因是他们作了：
（1）cleaning
(2) re-grout & re-surface each tubs & re-surfacing kitchen counter
我们在旧小区住了两年，除了地毯不是很干净，没有任何damage，
搬出去之前和现在的室友一共4个人打扫得干干净净，
连厨房灶台上的铁盘上的油腻和铁锈都用化学溶液弄掉了，
有一个铁锈弄不掉，我们就换了新的。
这样子还要被罚款？还要罚那么多？而且cleaning和regrout resurface不是在新住户
住进之前一定要做的吗？
我和室友准备明天去argue。英语不是很好，所以想请大家帮我们想一些理由和怎么用
英语argue？

就算是在脸上打botox也可以打200针了。
还可以laser减肥，足够做3套，女人不会给自己找乐子，就等于给老公找麻烦。 |

不管用不用，冬天即使不游泳，维护都是需要的。
当然，夏天花费更大些，比如，日照厉害，水里的消毒氯气挥发得快些，
那么，就要多用些conditioner来减慢氯气挥发。
所以，基本维护，如果120一个月，一年1500还是基本可以拿下来的。
但是，这不包括pump坏掉了，重新安装的费用；还有水费、电费，
以及其他意外。
刚买到的时候，我们抠门，想着天气凉了，没有游泳，把pump工作时
间调成了每天2个小时。后来pool man来了，马上改成了6个小时，嘲
笑我们说，继续每天两个小时的话，那天池子里的水变绿了，我们就该
哭了，哈哈。
还有，有的游泳池带有一个spa，这是有加热功能的，超级费电的说。
另外，池底如果老旧了，resurface起来，就不是半点银子可以大发的。 |

来看，说是因为当初建pool的材料没搞好，所有表面被水里的chemical damage了，只
能resurface。

一块靠近墙角，表面坑坑洼洼，而且negative grading，5 ft能下降 2-3 in, 一下雨
就积水
另一块表面坑坑洼洼，中间凹陷，大概中间深度0.5in
原先contractor拿钱跑路了，于是决定自己干，resurface + level
周五请假，预计周五周六两天，结果干了三天...
材料: pre-mixed concrete 6 bags, 360lb, 用于1.5-3in深度的地方
portland cement 2bags, 94 lb + beach sand 4bags 200lb，自己mix, 用于1.
5in 以下和表面
concrete bonder 2 bottles (2 gallons), 用于混cement&sand, 以及处理现有

checkout当天，做了一个final walk through，那个人口头和我说“一切OK”。
到office结帐，交了钥匙，签个字，说“既然一切Ok，那么我的100刀deposit会扣掉水
费后refund。没有提起需要付罚款。
今天接到final statement，除了水费，还要付
deep clean， 85 （1 bedroom apt）
换地毯， 425 （本来我4个月前renew的时候，可以免费清理一次，但是我要求了很久
，也没有人来）

加上水费，我还反过来需要付625， 一个月付清，要不就交到collection 公司。
这种情况，我需要付这个单子吗？有办法argue不？

deep clean我在搬进去的时候付了，房东说是一次性的，走的时候就不charge了，如果

500 is not too much thinking about the cost of tilling and resurfacing,
seeding, fert, and hay application... should say for small project like this
big, it doesn't worth the money as they send ppl here with tools and setup
the work, which will take too much in the cost. The quote that I got
including a compartively bigger project plus a reseeding on the front yard
with several hundreds sq feet. If I accept the whole thing, the front yard

另外，不喜欢oak的话，换橱柜算了，重新resurface橱柜不见得便宜。
顶灯DIY便宜，就是个灯钱，便宜的总共几十刀就够了。找人的话见过100刀一个顶灯的。
刷墙的话，内墙我家3200尺报价4000-5000（网上别的ID有便宜的有贵的），后来屌丝
就自己刷了，花了几百刀油漆钱，就是费时间，搬进去慢慢刷的。

道卖之前，都要做些什么整修呢？
房子背景：2003年建的sfh，大概楼上是3800尺，地下室是装好了的。家电空调热水什
么的都好使，也还挺新。房子里外看着也没什么问题。
1. 油漆。我们搬进来的时候没有重新漆，因为看着还算干净。但是难免这里那里会有
些碰掉了的漆，或者一块比较脏什么的。是要补漆还是都重新漆一遍呢？补漆怕颜色不
均匀。
2. 厨房家电要不要换不锈钢的？我们用的都是黑色的，配黑色的granite的countertop。
3. 主卧的洗手间是白色的6x6的小瓷砖，还有墙也是一样的小瓷砖。淋浴的地方是有点
老气的不锈钢框的门，淋浴间的地板是一个整个的塑料壳带地漏的那种。总体看上去是
不够高档。需要把瓷砖重新铺了，把淋浴门换了吗？
4. 厨房搞个back splash是不是比较提神显高档？这个投入好像不大。
5. 橱柜有些地方有掉漆了（主要是最常用的几个柜子把手边），有什么简单点的办法
能搞好看点吗？全部resurfacing感觉工程量太大了。 |
