夏天修缮了一下房子。interview了三个contactors.此公要价最高。
抱着一分钱一分货的考虑，雇佣了他。
他帮我修了屋顶，和卫生间。
之后第一次下雨，房就漏水了（修之前不漏）。电话找他很多次，他的到也干脆，不管
。之后就不接我电话了。
于是找了个老美roofer搞定了。
不久又发现他给我换的马桶漏水，马桶在一楼，水漏到地下室，把地下室的天花板，进
而地板都弄湿了。
换了个电话找这个陈师傅，他接了电话。说有空来看看，啥时候来，电话通知俺。然后
就音信杳然，而且也不接我电话了。
于是又找的别的师傅修马桶。刷墙。 |

with a good CD rate, you can at least grantee your money worths
something. if you buy and sell a house with bad timing, you can loss
half of your money easily.
and diversify. put some money in mutual fund, put some money in CD. and
if you still have money left, "invest" in a house.

，买方代理都是中国人。对此我觉得无所谓，只要交易成了，大家开心就好拉。
offer price都没有问题，现在home inspection结果roof有好几处water stain，home
inpsector 建议找专业大roofer来检查确认一下。卖主说是两年前他们修过roof拉，所
以不想再弄拉。没有下雨，没有办法检查是否rain leaks，所以我只能要一年的
warranty.
water heater is 27 years old and water leaking was noticed. Home inspector
suggested replace the water heater. 但是，seller不想换，说是减压阀造成的漏水
。However, normally there should be any leaking from the air release valve,
right?

Porch屋顶有两处漏雨，不包材料，$200上门费（头一小时SERVICE FEE），然后按60美
元每小时人工费（有两个工人）是否比较合理？另一家说是SERVICE FEE是75，他们不
按小时算，费用要看了后才好说。
还有个问题，这个行业的规矩是不是活儿干完当时应该马上付全额费用？还是可以付一
半，然后几天后天气预报有大雨，到时看看如果不漏，把剩下的给了？
如果决定了请他们，是否ROOFER会告诉你买那种和多少ROOF材料，然后你自己去店里买？ |

Grand Central. It would be the most convenient commuter rail line. It would
also increase the re-sell value of your house. I just bought a house in
Great Neck. There are plenty of houses in GN that are in the $700K - $1Mil
range. The school system there is also one of the best. The train ride

把钱弄到自己口袋里吧，不自己花钱就不错了，我们一开始还被一个ROOFER骗，说

邻居的保险公司陪付损失，把他们的房顶（木片）都换了，可是我的保险公司拒绝陪付
换房顶的费用，只同意付一千多块修复。可是我找到的 roofer都认为应该全部换掉。
想问一下：有没有什么机构是约束保险公司的这类行为的呢？ |

同时给我换rubber boot怎么样？他说他只收材料钱不另外收工钱，我就同意了，我问
他rubber是要拿掉旧的换上新的，他说basically 是这样。然后问题就来了。
我push他早点来给我先换rubber，他说他可以另外让一个人来，我听了方案不对。然后
我仔细问了说你是要拿掉旧的换上新的，他就很生气地样子说，不要你教我怎么做，那
样放新的会漏水，他把新的rubber放在上面给他seal好。
我又担心这个事情老是拖着，强调还是他自己来，但是我现在不明确到底他会怎么做。
这个事情感觉没有办好，还没开工怎么就扯皮了。
rubber boot应该还是要换掉还是的确可以盖上一层呢？ |

would guess you are looking at a few thousands installed.
If you hire a roofer, you can negotiate a better deal in winter when he is
less busy. |

re-roof，最少5000刀。（我找了几个roofer打价，最后是5700刀，之前问一个韩国佬
，开价就8000刀，然后一个四季天面，开口也是7000多。）
re model 厕所，也是5500刀左右起。（我是toto一体厕所，然后地上是大理石，一个
松下80CFM，0.2的排风扇，人造云石洗脸台，40x30镜子，浴室，都是最简单的装饰）
还有你所有的铁管都要换成铜管，工程太大了，基本所有的drywall都要拆开。我记得
我煤气管道有漏气，从新改造了煤气管道，就花了我1000多）。
老房子房间顶部没有灯，所以再改造电路，也花了上千刀。然后零零散散的加一起，最
后的总结是装修是一个无底洞。 |

water travels to the lowest point.. even if the water leeks appears in ur
kichen inside of your house, the leak from the outside may or may not be at
that spot.. a roof would need to figure this out... |

when i bought the house, it was the same thing. I have slate roof.
I called a roofer to do the inspection instead. |

disclosure). We had a professional roofer replace the membrane and
shingles around the three main skylights. They
inspected the rest of the roof and determined the membrane was in good
shape and replaced some random shingles and the ridge caps. We have
had no other leaks in the 7 years we have lived here. |

是CertainTeed Highland Slate.14个左右工人，一天做完，life time warranty，要
维修直接找这个公司，不用找manufacturer.
这个公司叫做PJ fitzpatrick, Inc,在south jersey, east PA and DE做。据说有200
人左右，公司大约有30年的历史。请问这个报价是否合理？有人用过这个公司吗？

告诉你他们会不会给cover，或者cover多少，你自己付多少。
他们找的你不放心，你还可以自己另外找几个公司来评估一下。评估都是不花钱的，多
比较几家总是心里有底。我们问过3家，大概1500 sqt，1家报价 1万多，1家报价9千，
1家报价7千多吧。不过我们不是瓦片的那种，就是最便宜的那种屋顶。 |
