找人take my lease.找sublease也行,但我们作为申请人必须留在合同上,新房客作为我
们的室友共同承担各种liability,管理公司会对新房客做信用调查.而我们最初的押金
也只能等合同结束才能拿出来.
我们现在的想法是找人sublease,让对方交给我们押金,房子我们打扫干净最后他们搬出
时也要同样打扫干净,否则管理公司扣我们多少,我们也要扣他们多少.
因为这地方租房的主要是学校的学生学者什么的,明目张胆不付房租的情况很少见,现在
的担心主要是最后一个月对方不付房租拍拍屁股走人,我们为了不影响信用要付房租,还
得给他们打扫房间.
想请教大家,有没有像我们这种室友间的协议合同可以签呢?讲明我们不住这套房子,对
方支付房租和一切费用等等等等.
另外,真的要感叹下老印的忽悠能力,简直就是靠一张嘴空手套白狼,跟老印打交道,留
120个心眼都不算多... |

是允许的。而且这个没有任何paper work，是不是可以不认定是sublease，因为像前面
朋友说的，如果是有paper的lease，确实需要eviction程序。 |

2) 自己租了一套，一间sublease出去给A，两人分摊费用交给房东
3) 自己和A分别在MA State claim自己付的那部分为deductible
4) A的联邦税不需要提及房租

sublease这两个月，如果两个月后你想继续住可以和房东继续签lease。
我们现在住的这个是one bedroom， one bathroom，包水和气，冬天的暖气也包括，不
包电和网络，
基本上我们每个月最多交40美金电费，而且是在毫无顾忌的使用电的情况下。
这里要说明的一点是这个apartment原价是1450／month，考虑到我们是sublease，所以
我们自己贴两个月，每个月100美金，之后你在跟房东签lease。估计还是1450／month。
房子的空间非常大，至少有1000qt，还有靠街的阳台，基本上可以在客厅打羽毛球，我
和老公两个人都觉得客厅再住一家人都没问题。
这个区非常安全，而且还有车位。
地址是stamford 700 summer st，二楼，地理位置非常好，整个stamford的downtown基
本就在一个街区内，去macy's mall，步行10分钟，而且还有burlinton，和target。

ENFORCEABLE。
租房合约理论上讲，一年期之内的口头合约也合法，但是口说无凭，真正产生纠纷了，
还是以writing 的为准。
看看合同，有没有同意你sublease那项？
那个“新manager说不能sublease,必须terminate,交两个月罚款，而且特别恶心的是还
要提前两个月通知。”你也要看合同，如果确实这么写的，你也签字了，只能照做。 |

家庭状况：我们是中国夫妇，暂时没有孩子，家里有一只10个月大的小猫咪(打过疫苗
，做过绝育手术)，她很乖很可爱，从来不抓人咬人，而且很爱干净。
Sublease的是2bedroom的小房间，
租金：$350/月，含水电费，网费，煤气费，包扩share冰箱，煤气灶，微波炉，吸尘器
等设施。另外，小房间里已备有twin size单人床一张，写字台，台灯等，可随意使用。
另外需要指出的是，从今年大约8月开始，PV的租金涨到$745/月，若续租的话，
sublease的租金将会涨到$360/月。

本人住beau jardin，三人间的一个独立卧室，卫生间和另外一舍友共用。卧室很干净，因为我几天定期就打扫一回，都是脱鞋的。
房租一个月250（本人较nice，若有兴趣，可以进一步商量）
煤气和电费请自己付（因为这是根据自己的需要用量，但正常使用也没几个子，大概俩一共一个月15到30）
我cover水费和网络（但请不要浪费用水，否则过多的话，酌情自付一部分）

本人是Purdue学生，暑假下florida实习，故有一房寻租。
Four bed four bath的其中一个房间，位于College Station，距离校园公车15分钟（
现在和暑假都有4B）
小区内有免费健身房，游泳池，室内篮球场，沙滩排球场，游戏、电视房，电脑房（免
费打印和复印），还有个小影院。
室友都是女生，她们人都很好，安静，爱干净，白天基本不在，晚上从来不party。
房间里家具齐全，包括双人床，书桌，椅子，抽屉柜，衣柜，书柜，风扇，床头柜。房

3居室，这个appartment还是满大的，这也是我们3个人最初打算住这里的原因。 大一
点的那个bedroom可以放下两张双人床, 还有空间放桌子和dresser之类。
小区环境很好，有游泳池和一个小gym。
交通便利，整个apartment complex就在公交线上，每天有5号线 happy hollow 经过，
晚上和周末的时候1b会绕道这里。
房租$545, 11年8月初到12年7月底。如果想早搬进来话也可以商量。
