好比147，发音差别小，弄错了又会带来大问题，测量员和土木工程师们自动改成（么
，四，拐）这三个发音，就不会混淆了。
不过“主力和阻力”这个例子其实不适合，因为它们两个意义差别大，在语境下即使念
错了也不会混淆，所以差别小不是问题。
好比英语的tear，同时有泪水和撕裂两个意义，发音不同，寫下來却一样，是文字上的
“同音字”。但是因为两个意义差别大，在语境下不会带来麻烦，所以不是什么问题。
而如果tear的两个意义是泪和尿，那就麻烦了。好比诗人写诗给女孩：
I love you, I will suck your tears in life

发帖数: 17 | 34 买车时中了dealer spot delivery的圈套：买车时dealer骗我们贷款申请已经被
America Honda批准了。这个原因直接决定了我们签了agreement然后开车回家（第一次
买新车没经验）。后来告诉我们因为F-1 visa，不能贷款。然后同意我们自己在外面贷
款。但是因为身份问题（visa无法证明以后三年将在美国待）， credit union也没通
过。今天去找dealer谈，他们给了两个解决方案：
他们帮我们找第三方贷款拿到相同APR。这个果断否定。因为听说过他们会向外面的很
多家银行乱申请，严重影响score。另外我感觉由于visa status的原因，估计也不能贷
下来。不再想跟他们耗了。
退车。同时用restock fee之类的来吓唬我们。
我们愿意考虑方案2，同时又加了第三个方案：让降价然后付cash买车。他们起初说不
能降价，后来又说要跟他老板商量以后明天给答复。
整个过程中有几个疑问，请版上大牛们指点一下。不胜感激！
1）他们说我签了协议允许他们代表我申请贷款。所以他们能提交错多次申请。我当时

在La Regencia Apartment住三年，2009年底搬出，结果被charge壹千多刀。
换地毯 600， 修玻璃 400，heavy cleaning 150。nnd把我的500押金扣完，我还要另
付6，7百。
而实际情况是：
1，有一块地毯是脏了一点，清理一下就可以了，也用不着换新的亚。可自己没有经验
，没有保留证据，也没有move-out时要求和leasing office共同作inspection，没有
carpet照片。没经验啊。换新地毯1600刀，按5年的使用寿命计算，正常使用3年，要求

因为需要break lease，我们提前一个月通知他们三月底搬出，有书面的申请，说好了
我们负责到有新租户搬进的日子，可是我们当时没有要copy. 后来口头上又续租了一个

１个bedroom的小apartment，要＄１０２５。
信最后说deposit都抵掉，多的就不问我们要了。
上来请教，帮我们看看，是不是太黑了点儿, 怎么argue啊?下一步怎么做才好。
我们一共住了３年半，很多都应该属于wear and tear。
打扫我们肯定是认真打扫过的，厨房和厕所都是重点。
仔细看list，厨房和厕所扣的并不多。
帐单如下：
冰箱清洁费－＄３５ (清洁过的，拿wipes擦了好几遍。)
厨房柜子－ ８０(这个绝对清洁过的，同样拿wipes擦了好几遍，非常非常干净)
炉子－６０(这个我认了，觉得合理。毕竟做了快４年的饭)
洗碗机－２５(这个也是擦过的，而且我们天天用，很干净的)
厨房水池－１５(擦的很亮)
厨房地板－３０(很干净)
浴缸－５０(绝对擦过的)
换马桶垫－３０(４年了也应该换了吧，算wear and tear)
浴室水池－１０(是擦过的)
清洁浴室地板－２０(这个接受, 搬家的可能踩脏了）
清洁洗衣机－３０(很干净，把放soap的盒子都拿出来洗过的)

office把所有的地毯都换了。然后依据一年后他们付1／3费用的原则，让我们除了
deposit还要交700多。然后说如果明天交就再打个折，再付500. 他们承认客厅和卧室
没有印记，但是还是换了。以前从来没有遇到过，请问大家根据加州的一般规矩这种情
况是不是应该由我来付换客厅和卧室地毯的钱？谢谢。

，通风更好，从地下室到后院玩更方便。自己住的房子，住的舒服最重要的。如果买个
小房子，厨房很小，两个人在厨房做饭还要你让我我让你，卧室很小，上床下床都要侧
着身子进出，人会郁闷的。 如果10年内不会add addition或者tear down/rebuild的话
，还是买实际居住面积大的吧，第一个房子墙面/地毯之类的都是cosmetic的东西，修
修换换就能搞定。
但是，如果同一个小区很多房子都已经开始tear down/rebuild，变成大房子了，那你
就选个地大的。十几年后这两个房子都是tear down，到时候地大的更值钱。 |

1. 灯泡两个
2. 换窗帘 (blind replacement)
3. 清洁费
觉得1&2不是应该是normal wear and tear，所以不很清楚我的认知跟一般定义是否一致
cleaning fee是不是应该要要求细项？因为搬出前是里里外外扫过了
当初搬走前没有坚持要房东walk through，所以感觉好像很难argue什么，是有搬出当
天的照片，不知道有没有用
另外，如果要argue，应该要先去跟他们要细项，收到后再看如何argue，还是直接提出
例如这应该归做wear and tear，除非你提供细项证明不是normal wear and tear？还
是收到细项也不要直接跟房东argue，直接走小额法庭？
窗帘几乎没在用，因为搬进去就发现很不好使，大概是这样新房东（代管）决定换新？
这样还是要算到我头上吗？ |

一个出来的1990年 建的townhouse，是for sale by owner，房型位置都挺称心，去看

喜欢，之前谈也还算顺利，因为卖家不希望有realtor，我们就没找realtor，分别着了
attorney，2周前签了合同，inspection也做过，当时看到二楼closet有水渍，但房东
说是以前的，也没有太在意。因为害怕涨利息，利率也已经lock了。
从签合同开始我一直催促房东给我们disclosure，房东推说有东西involve condo
association，一直没有给我们，直到昨天才给我们mold disclosure，并且发给我们
2014年做mold remeiation的quote，我们才知道2014年二楼主卧衣帽间曾经严重进水并
长霉。从mold remeiation的quote看出来曾经tear out and clean up closet之中两面

contact lens use artificial tears all the time. Chronic lack of tears can
lead to permanent cornea damage.
It is probably worth looking into the cause of dry eyes. Is that Sjogren's
syndrome? |

在La Regencia Apartment住三年，2009年底搬出，结果被charge壹千多刀。
换地毯 600， 修玻璃 400，heavy cleaning 150。nnd把我的500押金扣完，我还要另
付6，7百。
而实际情况是：
1，有一块地毯是脏了一点，清理一下就可以了，也用不着换新的亚。可自己没有经验
，没有保留证据，也没有move-out时要求和leasing office共同作inspection，没有
carpet照片。没经验啊。换新地毯1600刀，按5年的使用寿命计算，正常使用3年，要求
我们付损害的2年的费用，600。已经听说很多黑心房东，趁机upgrade，然后把很多费
用摊到房客身上。argue这里条估计胜算不大，不过也要试一试。
2，玻璃本来就有一个小裂纹，不是我们造成的，刚搬进时roommate就报告过，可是没
