I don't see Delpo doing 画C引拍. Here is the motion I see:
1. see and decide it's going to be a forehand

女方希望若她本人出现任何问题,她的那部分产权由小孩继承,这如何变更。女方小孩

行业原因,相信遗产信托上的事情我应该比你清楚一点。Trust不走probate。joint
tenancy with right of survivorship ‎可以直接继承,但subject to
challenge,voidable by causes (e.g. undue influence)。除了trust,其他的赠与
joint assets 都可能被重新分配。你的论点完全基於老莫和前妻艰苦协商所得的
trust居然是可以随便修改的这个推测。如果你手里拿着我一个命门,交换条件是我承
诺你一个未来实现的利益,如果我给你写个协议,这个利益是否给你给多少我完全可以
修改,你能答应吗?
这个不说,就算老莫可以随便修改答应前妻子女投票权的股票,您还是没有解释all or

Saas 里面经常有 multi-tenancy,数量非常多
每个都去 partition 的话,thousands of tables,效率也不好
sql server 2008 出了一种 sparse columns
解决一部分问题
不过对于 saas 的级别,目前还是支持不了

11月底考 REG, 考完感觉很差。似乎考试重点和BECKER中的重点都不一样。 至少我完
全没考到:claim personal exemption,tax credits,for or from AGI, negotiation
, tenancy, distribution of debtor's estate 等等。反而考了很多什么时候要填表
,什么情况该罚款。有5、6道选择题是BECKER中根本没提到的内容,还有3、4个是
homework 里的内容,没认真看过。回家对书,发现都蒙错了。SIM就像楼主说的每一个
TAB的内容都不一样,各不相关,而且全要自己计算、填数,如果不熟练,很容易蒙了
。感觉自己完了,又要被人笑话了。

is usa, city codes give tenants a lot of protection,
1. you dont need to move, you send them the same check each month, if they
deposit it, it means they continue to agree your tenancy. if they decline
it for 3 months in a roll, then they can go to court to obtain eviction
notice. then you normally get another 3 months rent-free residence.
2. since you have proff for sending out 3 rent checks, they can't do
anything to hurt your credit history. only the court can do it, not your
landlord!

首先现在这个续约一年的合同是有效的
因为合同条款写得很清楚,这是个tenancy for year的租赁合同
第二,LZ可以搬走,原则上还是要支付房租,但很多法庭会支持这样个观点 "landlord is
required to make a reasonable attempt to leas the property ot another party
",也就是说房东要积极地去找新房客.具体落实到LZ身上,还是主要看当地的法律规定和

I disagree that the mgmt company strictly follows the rules. Sometimes I
did experience unhonest Cocacians; they do take advantage of Asian people,
due to our language barriers.
I used to have landlord who would like to charge me more than what was
agreed on the Tenancy Agreement. I sent a letter to their head office and
warned them that "if there is any further dispute, I am prepared to present

要强制把房屋拍卖了还债,应该去拿court order 吧;court真的批下来,也要把Judge
ment 送到marshall那里去执行。
一般来讲,Joint Tenancy如果是夫妇的话,就算夫妻共同债务(婚后买的房),那一方
的债务另一方也要负担,证据足够的话court会下order;但是TIC应该在court上有的arg
ue,不用担心

我打算到small claim court 起诉我的前房东,事情经过如下:
我以前租的房子是month-to-month lease,我签约时付了security deposit($450)和
last month rent($450). 我08年5月25日的时候,付了6月份的房租($450)。但是住在
那实在是太吵了,我过了几天决定在6月底搬走,于是用written notice通知了我的房
东,当时是5月30日,离我决定搬走的时间距离正好是30天。
我签的lease是这样写的:If at any time Tenant desires to terminate the
tenancy, Tenant may do so by proving to Landlord written notice of intention
to terminate. Such notice to terminate must be provided to Landlord at
least 30 days prior to the desired date of termination of the

3.still not heating. Sue him for breach of contract and claim damages for a
deduction of rent that you have paid, heating and maybe ending lease (only
possible).

最近帮一个客户看房子,房子是出租了的,有租客。现在租约里面有个字眼,买主不舒
服,估计是卖主签lease的时候疏忽了。现在想咨询一下意见。 再次感谢!
原文是

这个条款是不是说只要房客愿意付100一天就可以无限住下去不能涨房租? 这个条款签
订的时候,100是很多钱,但是现在已经不足租金了。请问这个有无破解方案?

我的2b condo。 出租一个房间给roommate另一间自己住。我给了30 day notice, due
on 15th. 现在情况是房客不交这半个月的房租。 她说我有deposit. 但合约 并没有
说deposit可以 cover last month rent. 3 days to pay or quit 我也给她了。
加州法律 有一下规定。可以不用file eviction with court.但我的问题是,#2. the
owner must retain a right of Access to all areas of the dwelling and have
overall control of the dwelling unit; 这个怎么证明? 合约里并没有类似字样
。 合约就几行, 很简单,手写的,我也只有照片。 现在还有两天我就要赶走她了,
可她一点不急, 也不找房子, 我不知道我是不是漏掉了什么。 不想赶走她惹来更大
的麻烦。
