For top school and top safety area like princeton, west windsor, you have to
pay 600k+ for a 10 year old house,
For inferior school but top safety area like south brunswick, you can pay
600-100=500k+
For inferior school and inferior safety area (any places near trenton), you
can find 600-100-100=400k+
lawrenceville should still be quite safe actually, but people just tend to
be concerned and wouldn't want to pay more for a house there regardless of |

第一次来这里，想请教大家一个问题，LD拿到一个univ of toledo的offer, 在犹豫要
不要去，我的工作还没定，但是应该在detroit 或者southfield那里。请问我们应该在
那里看房子？孩子一个快8岁一个3岁，学区对我们来说很重要。查高中的时候，在
great schools 看的是8分以上，school diggers上看的是4分或者5分，虽然我们并不
完全迷信学区这个东西，但是标准也不想定得再低了。
现在看来detroit 南面往ohio那个方向有几个还行的学区，比如trenton high school,
huron high school in new boston, riverview community high school, allen

四月底我看到一个房子打算出offer, 她身为buyer's agent却骗我说昨天"刚好"另一个
人也看过, 正考虑出offer, 你想抢到的话要比listing price多出两万!
现在的market不好, 哪有一上来这样出offer的啊? 我当然没同意, 她居然说"offer出
低了seller会失望". 我难以置信! 那我干脆出100万算了?! 这简直就是毫不掩饰的站
在seller一边嘛!!!
很明显, 她是想多拿commission, 根本不在乎buyer的利益. Terrible agent, 大家要
多小心这类骗局! |

有所不同。
过程：
1. 填appeal表格（FormAA-1，不是A1）

2. tax board hearing，过程：
home owner陈述
city/town tax assessor office（我们town雇了鸟律师代表）陈述
交叉诘问
总结陈词
我们之前找了两个律师都婉拒了我们的case，他们认为很难argue我们的房子价值比
town的assessment value低15%以上，但是因为和我们预想的annual tax差别一千五
百左右，我们还是决定自己上。
陈词的时候主要想make两个points，
1. 我们的房屋买价 + renovation cost < assessed value * 0.85 --- 所谓的cost
method

work in your area. I did the drywall, added another room, storage, and one
powder room. The job includes painting and flooring. Total is about $10,000

princeton医院，在这个医院接生的大概有三，四个group的ob。 都是美国医生。 你先
看看这几个group里有几个在你的保险范围内，然后比较。如果想要中国医生的话，就
要准备好去远一点的医院生，比如st.peters, 半个小时左右. 想要好一点的儿童医院

我觉得这点一点也不稀奇。我就是藤校毕业的，我当时整个院里头，几乎都是白人，亚
洲人和少量的印度人。而整个学院，记住整个学院，才有一个来自华盛顿特区的女黑人
。我们学校附近就是黑人区，学校里几乎没有黑人学生。而打扫卫生的，服务的什么的
几乎都是黑人。而那个女生，她说着没有任何口语的英语拿的是全奖！！在藤校拿全奖
的难度可不是一般的。可是她并不是特别的出色，而且大学也不是学的一样的专业，但
是她却能享受各种的优待。这就是不同吧..... |

出了曼哈顿, Jersey city/Queens, 房子都不贵, 也就是30分钟地铁. 你这2千万"大(
大大)纽约区" 怎么算都贵不到哪里去. 再往远还有很(犯罪率)出名的Newark/Trenton.
