我 2011 年买的新车 ( Honda Accord) 一个月以前, 正常行驶的时候, 无缘无故被对
面而来的左拐车辆从侧面撞坏, 警察来了当场就说对方全责(虽然报告上只说经过),双
方保险公司毫无争议, 结论都是我没有任何责任.
车子现在修好了, 但是记录上的事故无法抹去. 我找了 Honda dealer, 做了车检, 然
后告诉他们我要把车 trade in 卖给他们, 他们立刻开价 $16000; 随后他们查完 Car
fax 告诉我这个车他们不能买, 因为有严重事故, $10000 都不买.
我的新车的遭遇, 是典型的 DV Case, 即 diminished value due to collision

My understanding is, if the house price in market increases, the owner pays
no more than 2% increase in house value for property tax.
While when the house price in market declines, like what happened after 2007
, many owners asked county assessor to "revalue" the house in order to pay
less property tax. Under this situation, does the CURRENT county assessed
value reflect market price? I notice some assessed value was actually done
on 01/01/2010.

appraised value is merely the appraiser's opinion. doesn't mean your house
worth more or less.
3k shouldn't have major problem for loan either. if it's grossly under sale
price, you may not borrow as much as you wanted. loan is based on
appraised value--70, 75, or 80%. this is the so-called Loan-To-Value ratio. |

，square footage跟小区同样的房子对比，property value要高好几万，我打电话去问
，说我们买房子的价钱比他们估的价还要高4千，我说那你看别的房子，估的价都比他
们的买价低1万到4万，再看lot size也比别人小或差不多，我们还是unfinished
basement，bathroom也是最基本的2.5，想来想去也不应该property value要高那么多
。。。
然后就说1月份可以申请重估，然后6，7月份有啥hearing，听起来貌似挺多事的，值不
值得费劲去弄呢？别的相似的房子，比我们要少个700多1000多一年，我就怕不要到时
appraiser不高兴，就给我们估高，因为我们买房子，银行请的appraiser估的价比我们
的买价竟然还要多2万。。。。他比的是跟我们同样的floor plan的房子刚卖出去的，
我们如果要换成他们同样的装修（比如tile，木地板啥的，起码要多花1万到2万）那些
房子tax value还都比我们低很多。

sac街很短，每边只有4,5户房子，而且接着一条主路， 主路另一边是个小的shopping

些动心。查了一下房子的tax value，2010， $276,092； 2009， $276,159； 2008，$
251,054。感觉上tax value高估了，如果按220，000一下买下的话，能不能把tax

你可以和你周围的房子比较tax value。如果相近，就没办法了，你就要多交税了。
如果邻居的tax value比你的低，你可以appeal。这个要看你们county的手续了 |

选择一个合你意的MF有个过程.
首先是选择Fund Manager.每个Fund manager的投资方法都不一样,
大致分value和growth两类.当然还有最没有脑子的index fund.
如果你不知道这个fund属于value还是growth,可以读它的investment
objective.在决定这个fund的objective适合你后,你最好能了解是谁
负责这个fund的操作.如果你想找一个理想的有前途的MF,这非常重要.
你要看这个人的风格和观点符合不符合你的胃口,还有这个人的track
record怎么样.这要看这个人管理的MF在历史上的表现如何,当然特别是

value 是多少啊？远的不说，比较近的两个例子：
1。收购Lubrizol前，最初buffett是不感兴趣的，为啥Sokol 和LZ的高管面谈之后回来
他就突然感兴趣了？难道多年财报分析出来的intrinsic value就因为Sokol 和对方吃
了个饭就有了改变？
2。去年底MA大跌之后buffett没有在210－220抄底，却在半年后MA涨到270了才买进。
随后不久，Fed对信用卡公司让步，MA最高冲到340。
这两个例子能得出什么样的结论大家仁者见仁。股票的intrinsic value到底是多少？
靠读财报，推公式？buffett 不是秘而不宣，是真没有这样的公式。 |

创造的价值的总和，discounted to the today at a certain discount rate (WACC,
interest rate+premium....). balance sheet上的equity只有accountant才会关心，
financial analyst只关心影响股票将来可能创造的价值的各种因素，如果今天账面上
equity很高，却不能维持，这个股票在financial analyst就没有价值。 另外par
value为负可能和stock buyback有关。
BTW, 今天只有cfa一级考试，但这个好像不是一级要考的东西。 |

股发行的时候是按面值卖出去的，那时候par value有用。现在的股票IPO的时候，都是
投行承销的，发行价可以跟par value不一样，par value也就成了没用的东西了，不过
好像跟flotation cost有关。 |
