如果其他有人明白也请赐教一下,谢谢。
比如我2年前贷了30万30年的房贷。
现在付了2年的房贷,想refinance。
那这个refinance如果还是30年的,是不是又从新开始算30年?还是28年?
另外这个refinance的总额是还按30万算,还是30万减去这两年付的princeple再算?

You didn't lose any money here, only the rate and the interest count.

If you have more money, you can put down more every month and save more.
Your first loan is going to be paid off, which has nothing to do with your
current refinanced new loan. In future, you can even pay it off any time you
want to as long as there is no prepaid penalty.

如果说头两年付的房贷里有3000是principal, 那这3000在refinance的时候会从30万中

No, if you pay $1000/month before, with the new loan, say you pay $950/month
, but you still pay $1000/month like before. (I just gave you as example,
not the correct numbers, you do your math, you will see the savings if
interest rate is 0.25 or less than before)

Hi Wenny,
I have a different question regarding the upfront tax and home insurance I
paid to my current loaner, will they return these costs to me after I
refinance? for instance, if I start my new loan on Oct.1, but there are
withholding tax and home insurance I paid upfront to my current loaner until
the end of year, do I get refund for the tax and insurance costs between
Oct. and Dec.?

不好意思,才看到。
The money in your escrow is your money. Of course you can get it back. After
refinance, your loan will be sold from one mortgage company to the other. So always check the money in your escrow to make sure that it will not be lost during the transition.

1.If possible, I want you to be my agent.
