Surge in foreclosure auctions shows Chicago-area market's pain

More than 35,000 homes and small multifamily buildings in the Chicago area
completed the foreclosure process last year, the highest number since the
housing crisis began, and the vast majority of them became bank-owned.
Still, the heightened level of auctions — 35,244 in 2012, compared with 20,
281 in 2011 — along with an increase in initial foreclosure filings, shows
the local housing market has a long road to recovery, according to the
Woodstock Institute.
The year-end numbers show that, with few exceptions, all Chicago
neighborhoods and suburban communities saw high double-digit percentage
gains in auctions last year. Across the six-county area, 91.3 percent of the
foreclosed properties were repossessed by lenders. At the same time,
notices of initial default sent to homeowners, the first step in the
foreclosure process, increased by 2.9 percent last year, to 66,783.

你要看这些房子都是什么区域的。有些区域你不写报告也知道,foreclosure遍地。
但你我care那些区是否掉价吗。。。
我们现在买房子看房子,会有人去看那些区吗?
你要看看downtown那些区的报告呢?应该是半年涨了10%都不止了。。。

Joseph L. Pagliari is a clinical professor of real estate at the University
of Chicago's Booth School of Business.

As everyone knows, the housing market experienced a substantial rise in
prices — a “bubble” if you like — in the early to mid-2000s, only to be
followed by an equally significant fall in home prices.
Many of the markets that experienced the greatest rise in home prices were
also the markets that saw the greatest decline. (This seems particularly
true of the so-called “sand” markets: Las Vegas, Phoenix, and parts of
Florida and southern California.) Fortunately, Chicago was not whipsawed by
such wild gyrations (and the consequent destruction of home equity, real
estate-related jobs and economic damage more broadly).
Even so, Chicago's net home appreciation rate is among the lowest of the 20
metro areas surveyed by Case-Shiller. In this context, the recent laggardly
performance of the Chicago metro area is more consistent with Chicago's
meager growth in home values over the last dozen-plus years.
When measured against the performance of the so-called “gateway” markets (
Chicago plus Boston, New York, Washington, Los Angeles and San Francisco),
the performance of Chicago over the last dozen-plus years is especially
worrisome — in a sense, the region is losing prestige and value among the
nation's premier metropolitan areas.
A number of long-term, structural factors have contributed to Chicago's
sluggish performance, but let me focus on just one: the declining financial
health of the city, county and state. As one well-known example of the state
's deteriorating financial health, consider Moody's recent downgrade of
Illinois' credit rating to the worst in the nation. At the root of the
financial problem lies the state's unfunded pension liabilities — by some
estimates, there is less than 40 cents on hand for every $1 of pension
liability. Consider the state's unfunded pension liability on a per-capita
basis compared to some of the nation's most-populous states:
Illinois' unfunded pension problem is more than twice as serious as
California's — another state well known for its financial difficulties.
Like business owners, many homeowners worry that these financial problems
will translate to increased taxes, or decreased services, or both. In the
long run, this may make the Chicago area a less-attractive market in which
to either remain or relocate. Metropolitan areas compete with one another
for jobs, high-income earners, prestige. This competition plays itself out
in many ways — changing home values is just one of them. These financial
difficulties developed over decades; therefore, they are not amenable to
quick fixes. While we should hope for the best, we should also recognize
that significant headwinds remain.

房市复苏谁都知道。芝加哥overall还算正常。当然downtown厉害一点。但是也没有很
夸张。这是美国又不是中国,downtown贵了就不住了么。老美本来就不像国人那么钟情
downtown。但是无论怎么说现在是买房好时机。

基本很少,银行也想有人赶紧打包买走。装修出租管理这又得找一票人干,这不是银行
业务。servicer那里一直都堆着一堆这些房子。有关系的人都在里面淘好房子买,白菜
价。

gogo大哥,小弟来几个points。
首先,小弟我已经cash ready,bank ready准备买房了!
why?
1.我觉得一个成功男人一辈子需要6套房子,refer釉工,3套so far,
2.在一个好的location比如西北郊,房价低迷,但是仍然保持着有点衰败的活力。
3.我觉得未来还是美国的!没有之一,美国掌握着这个世界最重要资源,和原材料,军
事能力,政治能力无可匹敌。
4.大量的热钱源源不断涌入这个准备复苏的国家,详见俄罗斯富翁。
5.先人一步永远是对的。大量的海外留学生正在涌入这个国家,他们中的80%都能轻松
买下房子,因为visa,他们有的回去,有的留下,可是漂泊的生活让他们无从选择。一
旦这些人都有了stable job,market的房子轻松被cash pay off,then you are late!
6.永远不要想future,因为胜利属于敢于take risk的人。
最后,不要抢downtown的房子,我个人最不喜欢和人抢东西,因为我知道,当你和别人
做同样一件事情,往往你不能出奇制胜。

两个基本事实,
1) 美元贬值, 大量发行新钞。
2) 政府控制 inflation数据 和增长数据, 保证长短期利率不上涨。
结果,
两个是矛盾的的, 唯一解决办法,
把贬值的美元赶到没有计入inflation的东西里去, 这些东西必涨来下一个泡泡。
如果不知道是什么, 自己google一下。

这是多变量函数。我们需要知道我们正在谈论 domain.
the interest rate will go up in two years.
美元贬值, 涨来下一个泡 不需要考虑 in that domain.

事实上最近美元是在升值。
QE这玩意也是随时都可以停止的。
昨天还有消息说QE要减少规模,也有某某说may 停止。股市应声下挫0.5%
其实其实,美国的经济问题的核心就是罗姆尼说的就业率。
可惜美国的民主不能保证每次都能遇到一个强有力的明主。

Housing Recovery Is a Sham Says the Guardian’s Heidi Moore

Not necessarily says Heidi Moore, U.S. finance and economics editor at the
Guardian. The so-called housing recovery may be “dubious,” she writes in a
recent column: “What looks like a housing recovery to the rest of us, but
is, in fact, something of a trap.”
Moore joined Dan Gross, an editor and columnist at Newsweek/Daily Beast and
author of “Better, Stronger, Faster: The Myth of American Decline…and the
Rise of the New Economy” and The Daily Ticker's Aaron Task to discuss the
state of the U.S. housing market.
Moore says banks and investors are propping up the recovery, not real buyers
. Banks now own a large percentage of available homes for sale because of
foreclosures and are controlling the supply to artificially increase prices,
she argues.
