MFU complex size between 40-80, is what I would consider Landlord201.
this particular project, 40 units, B location and B condition, bought at
auction, total cost 828k, cash, market value 1.4mil, and 4th year into
operation.
projects with more than 40 units, should use a part time onsite manager,
this will further reduce your workloads and you now more close to semi-
retirement stage.
For year 2014
Total Income 228841.5
Total Expense 136717.14
Net Ordinary Income 92124.36

Great. How about the monthly water/sewer bills and others. Do not see you
