标 题: 请教各位房东/地主买保险和选择房客的问题

是个townhouse,自己一直住,但是工作原因要搬了,准备把这个租出去,现在有两个
问题
1.作为房东的话,需要买landlord insurance或者umbrella insurance吗?
2.选择房客,因为房子是在大学附近,目前有些中国学生有意向,我比较倾向租给new
graduate student,觉得容易管理,但是新生刚来没有SSN,怎么做背景调查或者收押
金确保不赖账呢?

for relatively little cost. Grad students are probably better than
undergrad students, who typically do know how to take care of themselves,
much less about your property. I wouldn't worry about SSN and background
check for this type of demographics.
If you're considering other type of tenants, then credit and criminal
background check is almost always necessary. I wrote an article on this
