发帖数: 103 | 1 买了个4B3B的house，可家里就我和LD两个人，没孩子，父母也在国内暂时不方便过来
。地下室有一室一厅一卫，觉得空置着很浪费，可是查了HOA的regulation，说是任何
房间都不能单独用于出租，要出租只能整房出租。而我们贷款的时候跟银行确保了要把
这个房子作为primary residence, 也不方便违约再出去租住小一点的房子。
跟LD一起想破脑袋，想不出利用地下室的办法。借贵版发帖，请各位大侠们帮着想想办
法，有没有什么擦边球可以打，以下是HOA的规定：
No room or rooms in any residence or parts thereof may be rented or leased,
and no paying guests should be quartered in any residence.

我们刚买了这个大房子，还贷压力挺大的，其实LD刚工作不久，我还是F1学生没什么收
入，首付花掉了几乎所有积蓄。如果现在再HELOC的话，我们承担风险的能力太差了。
（比如投资房几个月租不出去之类的，我们可能就入不敷出了。）
所以才千方百计打起basement的主意...甚至想过租给中国人，让他／她请亲戚在国内
付房租给我们的父母，这样我们在美国没有现金交易，不知道是否可以打个擦边球～～

still keep the title of the house in your name. Starting with a big mortgage
is not always facilitative to your investing career. Try play Monopoly a
few
times, and you should see it. I'd suggest you to finish your study first. |

If we leverage current house and buy another property for investment. What
type of the house is best for new landlord like us? We currently only have a
condo and a SFH.
We live in the Greater Denver area where the house price rose sharply in the
past few months. We are not even sure if the real estate market is way too
overpriced already.
