However,real estate is case by case,so you'd better find a lawyer who

when the seller signs the contract, s/he's illegally bound to
sell the house to you, unless something happens prevending him/her.
however, if s/he really just changes mind, there's almost nothing
you can do. you could sue, but it would take way too much time and
trouble for you.
it's normal to put down deposit or earnest money. if it's paid to
agent, normally the check is not cashed until house is bought. you
can discuss about the deposit with the seller.

Since you need a lawyer anyway for loan, you can use the same lawyer. They
could charge a bit more (like a couple of hundred in my case). The seller
should have a lawyer too (they should have similar worrys like if you don't
buy it after contract, etc.). When you pay deposit, you pay it to owner's
lawyer, not the owner himself. Normally there'll be no problem so don't worry.
