看房可以自己去看吗？还是有自己的agent陪着一起去看好点？
刚进入房市想买房，什么都不知道，谢谢各位高手指教。
一般在找房子的什么阶段决定自己的agent呢？ |

commission back to cover some of your closing cost. I usually give my buyer
1-1.5% back depending on house prices.
Often the sellers' agent has listing agreement with the seller for total of
6% commission. If you use sellers' agent, he will get 6% commission and won'
t pass that to you. |

不用agent也是一个option。
如果你对周围环境熟悉，对房子有一定的经验，可看的房又不多，不用buyer agent 也
可以。
虽然seller‘s agent 会有6% 的commission，但他很多时候可以和seller商量让出一
部分，比如2%，这样seller可以低出2% 左右的价格卖给你。
好的buyer's agent 还是挺有用的。他可能帮你省超过2% 的钱。不过，buyer's agent
往往也不会帮你太压价。想想看，如果你不买房子，他一分钱也拿不到。
如果你是first time buyer，最好找一个好的agent，不然可能犯比较大的错误。

你想。
