built in 1957, 3600 sqft,3 bed/3bath(one bed more in basement), 330k, renter
lived in, needs remodel.
built in 2006,3100 sqft,5 bed/3bath, 501k, owner lived in, excllent
condition.
Which is better. it is for own living. rental can not cover cost.

2,新房现在虽然贵,你过个10年还是能买钱。57年的房子就难说了,而且这个房子要
住还要不少钱修,老房子取暖费也贵。

10w is enough? need change window,door, carpet, paint, refinish wood floor
and may add skylight and install granite counter, a new fridge.

你说的这些一般来说也就5万。不过老房子这样搞不如直接上新的。

2个都给offer,1可以猛砍。
1怎么比2多那么多sqft。多500很多了。
2是不是overvalue很多?

1. bank should accept my price according to agent, now just waiting for some
payperwork(my price 312000->330000, bank price 450000->360000, then I
decline to increase, then bank agree to accept according to agent). However,
I am still hesitating if I need back out since I found the new house short
sale. I offered the new house at 501K(first position,the other offer has
cash offer)(listed 469000) but need wait and unsure when and if I can get it.
2. is not sure, the price may go higher since it has more competitions. The
bank already got 3 offers right now. They had 2 higher offers(>520K) before
but walked away a while ago.
Need decide if 1 is worth to repair and 2 is worth to wait.

1 has the basement(1 bedroom without walk out door) but actual living space
feel not that many.
2 is newer, compared to other new house, it is still cheap. It used to list
at 900k.
1.used to list at 600k.
