1.把材料送到银行(Wellsfargo)后,一般需要几天可以拿到银行的conditional approval?
2.broker拿到银行的conditional approval后一般就会出具commitment letter,这份
commitment letter能代表最终一定能代到款吗?如果最终银行没有放款,broker有没
有责任?
3.从银行出具conditional approval到放款又需要多久?
4.在此过程中,什么时间前必须lock rate? 如果已经lock了一个较低的rate,会导致
broker把我的case放在low priority吗(因为margin少)?

1. ~15 biz days;
2. if all requirements are met, loan will get funded. commitment is from
lender thus liabilities stay w/ lender;
3. if you lock rate for 15 days, then close in 15 days. if you wait around
then lock for whatever # of days then it's the longest it will take to
close;
4. many documents are only valid for 60-90 days. must lock before lender
asks for new copy. lender would not slow you down just because you locked
in for a "good" rate. it's irrelevant to lender because once rate lock is
ordered, lender turns around to "hedge" (buy insurance) itself against any
rate increase over your lock rate.
all together, the refi process now takes ~45 days to complete in CA.

Much appreciate, hkmbb!
I am asking for purchase, not refi. My loan officer told me she normally
gets response from bank within 5 business days or sooner, sometime it could
be 1~2 days. Is it reasonable?
My application was submit on Nov 10th and I haven't got any update so far.
However I was asked to provide a commitment letter to seller by Nov 26th and
close the deal on Dec 8th. Is it risky?
My loan officer keeps telling me my case is strong, but I still feel upset.

sorry. purchase file is much faster--has priority over refi.
5 biz days for underwriting should be ok. 1-2 days may be wishful tho :p
Commitment by Thanksgiving sounds reasonable, too, if your package is
complete, appraisal comes back ok, and no unusual conditions to meet. close
by 12/8 is a bit rush but doable. I would however ask for 45-day escrow
just to be safe.
relax, i wouldn't worry too much if you got good credit, sufficient down pay
, & qualified income. the process takes a while but will be done on time.

Your answer makes a lot sense!
My application was submit after appraisal came back (loan officer told me
that's the process she has to follow). I have good down pay (35%), good
credit score, etc, I just hope everything can be done in time. Otherwise I
have to negotiate with seller for an extension which he must not feel very
happy with.

只要材料送到银行后,就可以Lock Rate,不会因为你Lock了,导致处理速度变慢.

送wells fargo in-house underwriting要看是什么样的case了,可以让loan officer
帮你查wells fargo现在的turn time,他们的underwriter还是挺好的,打电话也能
reach到。
broker出commitment么?一般是出钱funding的才出commitment。所以我不认为broker
会出,要出也是wells fargo出。
conditional approval之后,要清所以closing前的condition,没清完别想close,这
一过程没有具体的时间可估算。如果材料strong的话,condition应该很容易清。
condition清完之后,应该不超过7个工作日就应该能schedule到closing date,让如果
合同上的closing date还早的话,就可以等一等。
在closing前3-7个工作日一定要lock rate,各个investor的规定不同。
broker给你lock rate的时候就知道自己能挣多少了,lock了,就不会随市场变化了。
broker一定会积极促成早日closing的,不close拿不到钱呀。

听你这么说,感觉12月8号close还是挺紧张的.你说的"turn time"是什么意思?我现在还
不知道哪个underwriter处理我的Case呢?我能直接跟他联系吗?一般处理一个case要多
长时间?
我的broker说她会依据银行的conditional approval出具一份commitment letter.
