h***b 发帖数: 1233 | 4 large lenders don't care. small ones "may" give a little better on rate/
pricing. this is in CA. some states require mandatory escrow acct. unless
there's savings, otherwise, escrow acct doesn't offer any benefit--assuming
you can control your spending and set aside enough money for tax and ins. :

buy point--i would not recommend. interest rate is at all time low, to make
it lower cost is much "higher" than "benefit". ie. 1 pt in CA may buy you
only 1/8% lower on rate. the monthly savings normally don't justify the
upfront fees.
买了点,如果利息跌了,在还没省回买点的 cost 之前做 refinance ,等于又把买点的
钱浪费了。

d******n 发帖数: 2712 | 5 有些时候LTV比较高的时候,80%吧,大部分investor开始倾向于需要borrower用escrow
来降低银行自身的风险。
在investor允许waive掉escrow的情况下,要看waive escrow之后的rate是否会高个0.
125%了,大多数情况下客人还是认为rate低最重要。
目前的rate已经很低了,不建议买点,而且rate是否降到底了,谁也说不准。除非是公
司给的relocation package,不买白不买。 |
