2. it's the seller's lender decides (approves) what price to sell
3. lender approval may take long--if multiple lenders involved, wait can be
extended
4. depends on location--some s/s owner trash the house before leaving. but
that's in extreme case
5. s/s isn't always the greatest deal. too many chasing too few s/s, then
really there's no bargain
