发帖数: 8 | 1 一个月前offer一个房子，当时比较喜欢，一冲动就把价给高了。随后inspection，虽
然发现一些大问题，卖主基本都答应给修（估计是因为我们出的价比较高，所以提出的
要求他们都修）。但当时也比较犹豫了，一方面觉得房子不是太好，另一方面又觉得不
想在房子上再花那么多时间了，所以就签 了contract。
随后心里一直不安，再经过一些调查，发现更不喜欢那个房子了， 一方面价钱高，另
一方面还有一些问题要修，最后一方面发现房子的设计也有问题，所以现在特别不喜欢。
马上就要银行appraisal了，估计估的价钱也不会低于我们offer的价钱，因为一般银行
估价都略高于给的价钱。给我们的buyer's agent打电话,她说如果我们现在walk away,
卖家也许会sue我们。有几个问题请教大家：
1）如果他们sue我们，我们最差的后果是什么？
2）在这种情况下，如果能顺利的walk away而又不被sue呢？
3）可不可以在银行贷款时改变一下自己所以支付的downpay，说自己的钱不够20%，然
后银行就不贷款给我们？（我们以前跟银行说要付20%的）
唉，现在真是郁闷，不喜欢的房子，住进去会更心烦，请大家真的帮帮忙。

because your inspection clause has already expired. It is true that you can
still walk away if the bank does not approve your mortgage, but typically
the decline has to be outside of your control, for example, if the bank
itself closes or stops funding mortgages in your area. Or if after checking
your credit hisotry, they found your credit be too low. If you simply refuse
to put any downpayment as you had previously agreed, that would be
something within your control, and you can;t get your deposit back..
the only way that you may be off the hook is when the bank calls your
manager for income verification, ask you manager to refuse to give them your
income verification. This way, it would not be your fault and it is outside
of your control. The mortgage would be declined as the result and you can
get your money back. |
