cycle，最新的statement上不显示wire transfer那个transaction了即可？银行不需
要最近好几个月的statement么？如果要往回好几个月的，那怎么都会显示那个wire

什么实质性的区别的.真的要认真的是查收入,反而不仔细做.否则也不会弄出这么多
subprime了.

If you directly wire to Escrow, you don't need to show source statements.
The transfer receipt itself is OK.
So it is not "越早越好", but when you got full approval, you wire the money
to escrow, instead to your own account. That's the key.
Of course if you plan to buy property 2 months later, you can wire earlier,
and wait 2 full clean statements.

For purchase, either your agent or listing agent will open escrow once in
contract.

information. Just tell them it is international wiring, and need SWIFT code,
otherwise ABA routing number is good enough.
Then ask your donor to bring the wire instruction to the local bank. The
bank officer knows how to do it.
Once wiring out, get the receipt, and send to your loan agent. That's it.
The key is that you can't wire the money to your account. In that case it
will trigger numerous conditions to verify the source. But if your donor
wire the money directly to Escrow, the wiring receipt is good enough.

那就没人管了，不过国内规定，每人每年最多汇$50K出来。
通常的处理方法是，钱先到香港，然后香港过来。

It is possible for some lenders asking 最近好几个月的statement, yet the
lender I work with most just asks only one month bank statement, thus making
waiting one cycle possible, if and only if the fund is already on your bank
account.

最后源头还是会trace到海外账户。
您老需要提供国内你老父母的银行statement，然后
money transfer out record，和这边进入账户的纪录。
中间有个麻烦的地方，转账有可能有个手续费。所以
两边的数字不match，还需要转出银行写个证明有关
手续费的。您最好也写封信说明。
中文的倒是没有很大关系，现在银行内部都有懂中文的，
让您老的agent ask for an exception。

的那么严格。我干脆等一个statement cycle，下下个statement就不显示转账的交易记
录了。

也可以先一张，出condition的时候再交一张。
