在mlslisting上看到listing agent的电话，直接电话联系了看房。
listing agent想忽悠我put 48.8w。我把offer改成47w，然后提上去了。listing
agent说rebate我1.25％(2.5%的一半)，直接从房价里面坎去。所以我的实际offer 是
47.6w(加上1.25%的rebate).
listing agent告诉我另外好几个offer都是50w左右。过了几天，listing agent告诉我
最高的那个offer贷款没有下来。让我把offer 加到47.8w.加上rebate,offer实际是48.

我坚持原offer, 47w+1.25% rebate=47.6w.
2天后，mlslisting上listing price 从52.9w降到49.9w.
我看到降价后，给listing agent打电话，坚持原offer. listing agent告诉我降价后
他们收到好几个offer。都是接近50w。owner接受了最高的那个。开始做inspection了。
现在又过去了2个多星期了。mlslisting上状态还是active, 并没有改成pending.
大家帮忙分析一下这个Agent到底怎么回事啊。。。。。。。。full of lies....
想把这个listing agent 给fire掉了。找了另外一r 个agent当我的buyer agent,帮我check了，说房子还available.但是我以前递过offer,就不能换agent了。伤心啊。。。 |

I think that is true there are higher bids. the seller agent would love to
sell it to you if you are the highest bid. he could get bigger commisions
since he don't need pay buyer agent. |

扯完了就算完了。

. My friend had a experince that after the seller accepted the offer,
during the process of closing, not sure at what stage the seller informed my
friend that he got a higher offer and asked my friend either to match the
higher offer or the seller would break the contract. My friend has to match
the offer and some additional money to close the deal.
So if you really want the house, give a high price and see if the seller
will take yours. |

状态，过了大概几个星期后才变成pending。
而且contract上还注明卖家在一段时间内可以给其他买家看房子，甚至接受更高的
offer。
所以感觉这个seller agent没有撒谎，而且他本身是listing agent，肯定更想把房子
卖给你啊。应该是有其他出价比你高的offer，你不加价，他也左右不了seller。过一
阵子你就会看到这个房子进入pending状态了，别急。 |

In my case, Redfin was the only place got updated after
we signed the offer letter; many other websites,
including MLS, had been showing "active" status for
weeks.
Even it became "pending" status, listing agents could
still show the house, and accept backup offers. This
is very common.

即使是签了contract，listing agent也会让你看房子的
因为特别是short sale的房子，说不定会出现什么问题
我们agent就一直暗示明示着listing agent，说buyer是很认真的，让他们也不要再接
收其他的offer了

他们的。所以realtor的意思是说，即使网上显示active，他们也不可以接受别的offer
。这个和州有关吗？
我们当时签过contract以后，就怕别人出高价了，一直催着他们把网上的active撤下来
，或者改成pending。经过几天的折腾，他们终于还是撤了。

if you don't think it worth the extra then forget about it. better house
will come around.
couple years ago I missed on a house by few thousand also. and I am glad I
didn't get that house because now I am in a better location, better price
and much lower mortgage interest rate

说起来，如果listing agent真的能坚持卖给更高价的一个buyer，他其实还是蛮不错的
。没有说为了自己能多得1.25%的commision，就不管seller的利益了 |
