The seller has reduced the sale price by about 20k and we all signed an
addendum to the contract. However, the appraisal report still shows the
old
and higher sale price. (does the appraiser usually target the sale price
for
the appraisal value?)
In addition, 2 of the 3 comparable houses are located 2 or 3 miles away.
We
can find houses within 1 mile with much lower sale price.
Can we dispute with the appraisal report? Should we send the dispute to
the
appraisal company or the appraiser? Is the appraiser obligated to
consider
the dispute and at least get back to us?
We do not want the appraiser just to change the sale price and it does
not
help us at all. We hope the appraisal value can be adjusted based on the
updated sale price and more valid comparables.

sellers.
So, we hope the appraisal value can be lower so that we can ask sellers to
lower the price or cancel the contract.

你可以dispute,不过据说非常耗时。不知道能不能另做一个appraisal,但是也有可能
同样结果。 |

系,如果估价远低于你的买价,你可以用贷不到款的理由退出。 |
