them. but not many new listings come out yet...

Here are a few thoughts to keep in mind:
1。Interest rates are at or near historic lows.
2。Values have adjusted back to 2003 - 2004 levels.
3。There are many, many home buyers who believe that the homes currently for
sale in South bay are "good deals."
4。Inventories of homes for sale are down considerable.
5。In many instances there are more then two buyers viaing for the same home.
6。There is no indication that interest rates will be going up anytime soon.
7。There is no indication that inventory levels will be going up anytime
soon.
8。There is no idication that home price will be declining in the near
furture.
9。There is no indication that south bay will become a less desirable place
to live anytime soon.
With these conditions in mind, when you see something you like we will need
to act and you will need to have your loan ready to go.

good deal disappear so quick. Last weekend in Danville, I saw so many people
are visiting a " Hot " short-sale. Per listing agent, she at least got 2
offers. For me, I think the price is just below market price a little bit,
AND it is a short-sale.
There are so many buyers who are looking for deals now, but there aren't
enough " good deal" on the market. |

发帖数: 187 | 9 these are "generally" fair assessment of the current mkt in Southern CA.
we had 2 headfakes in the last 2 springs, the so-called "selling seasons".
Spring of '10--induced by federal government's $8k credit--many buyers found
out later they over paid much more than $8k.
Spring of '11--momentum lost due to turmoils in Europe.
coming Spring of '12--looks promising so far. activities have been up and
strong since late Nov/early Dec of '11.
Current housing downturn is entering the 6th yr. prices have adjusted to
2004 level (SoCal mkt). mtg rates are at 50-yr low. Affordability is
indeed at highest level in recent yrs. many homes are cheaper to "buy/own"
than "rent".
Whether price will appreciate meaningfully going forward is a diff issue but
at least it's close to, if not already passed the bottom.

够了。当地的就业市场情况如果没有下降，房市差不到那儿去。

既要担心过了这村没这店，漏了好房子，
又怕才买了一个却有上市了另一个价格更低品质更好的。
拿到合同觉得出价高了自己亏了，少出价了100刀就被别人抢了合同觉得自己更亏。
难啊。

地产市场有可能稳中有升（大部分地区）。如果买来投资，现在应该是时候了。

you don't have to worry too much about all those. just find something you
really like and want to call it Home. the cost of owning a house will go up
sooner or later.

会好起来.

间只要是房子
就抢吧。
不过从你的agent给你的信看很像只有结论没有数据支持的广告口号而已。。。。

抢，到了4-5月份买房心态就平和多了。。呵呵

研，下手准确才是正道。
有些agent关于宏观市场走势的所谓分析参考着看看就行了，本来人家就是吃这口饭的，都不容易。。
