虽然概率很小，但对于新房主来说，也是个潜在的风险。

company. all they do is to make sure all the number is correct, money
changing hands without problem and close it on time. you shouldn't have any
problem with them.

guys can handle it. Short sale transaction is different compare to regular
ones and is much harder for escrow. better go with what they ask for to
increase your chance to get it closed.

to use their own escrow. Main reason is not the trick or fee. Escrow is a
third-party neutral position. But the whole process involve many parties. It
is normal to get delay or other problems during process. Choose a trusted
escrow with experiences, it will increase chance of smooth transaction.
