In Southern CA for standard sale, seller normally pay following
1) home owner's title insurance
2) transfer tax
3) Termite section 1
4) Natural hazard report
5) seller's part of the escrow cost
6) one year home warranty
Your closing cost if you have mortgage, includes, but not limited to: lender
's charge, escrow charge, title insurance charge.

，record等等。 具体是买方付还是卖方，除了合同，各地区都有各自的默认的付费方
