发帖数: 616 | 1 最近在看的一个房子,87年的,2000+尺这样.房子主人５月底要搬家去法国,所以卖房子.
原来listing price是28.5W,一个月后降价1W.然后我就跑过去看房子了.当时还没带中
介,后来listing agent就成了我的buyer agent (没签合同）
找了个有经验点的同事一起看房子，发现的问题是：
１．ｒｏｏｆ比较旧，一直没有换过也没修过，估计不久的将来要修
２．要装radon mitigation system.
3. staining of the attic
４．窗子比较旧
之前房主不愿意再降价，周六的时候跟中介讲房子不卖了，说要租出去１年．我跟中介
讲，我最多只能出２６Ｗ．周日的时候还回复说不行．今天上班，中介电话我说愿意接
受２６Ｗ．但是房子会通过ｓｈｏｒｔ ｓａｌｅ的方式卖．
我的理解是ｓｈｏｒｔ ｓａｌｅ的话就是买家承担所有维修了．
我的问题是：１．如果上述几点要修的话，大概得多少钱
２．我个人觉得一定会超出卖方的降价幅度，所以，我在想可不可以再
negotiate一下．在这个ａｇｅｎｔ是ｄｕａｌ ａｇｅｎｔ的情况下，应不应该问她
要ｃｒｅｄｉｔ或者ｒｅｂａｔｅ．
３．我想先带个ｉｎｓｐｅｃｔｏｒ来检查房子再下ｏｆｆｅｒ，ａｇｅ
ｎｔ好像有些旁顾左右而言他的意思，反正没有正面答应过，想问一下，这个我该不该
要求．
４．ｓｈｏｒｔ ｓａｌｅ除了ｃｌｏｓｅ的时间比较长，对于贷款有没
有负面的影响？
５．ｓｈｏｒｔ ｓａｌｅ还有没有其他需要注意的事项阿？

2. don't even think about. his commission has to be approved by the lien
holder and they will not allow him to credit you;
3. if you want that house, do it.
4. no direct impact on your loan application;
5. you may end up working for nothing. the listing agent doesn't sound like
knowing what to do for a short sale. if he knows, he should start the
listing as a short sale not in the middle.

rebate是事后给的， 为什么要批准？

发帖数: 616 | 10 我倒是不在乎2个月，就是觉得价格还是要商量，因为就一个人住，又忙没有时间
maintain，所以最好是把该修的都修了短期内不用再担心为妙。但这样的话就需要至少
20K-30K了。再加上查了这个房主买房是04年，花了28W，现在也就剪掉20K是不是还是
算标高了价格

long time to wait the bank approved. If you think it need lots to repair, it
is better to walk away. |

all the repairment stuff myself...don't have enough time nor patience. |
