unlikely. builder most likely hired listing agent already. you can have no
one to rep you, but you can not by pass the listing agent.

取决于builder.
有的给你直接扣除;
有的给no assistant fee,1万。
如没有,再用agent,拿回一半。

哈哈,我还真是不懂啊。这个是不是要在于AGENT定合同前就要讲好啊?
之前不懂,与AGENT都定合同了,能挽救吗?

跟卖房AGENT问,如果你没有AGENT是不是可以降价。
如果,不能,当然要找个AGENT,争取点利益回来。
如果,合同签了,我就不知道了。除非,你不买了。

我们原来也考虑过买新房,自己去看OPEN HOUSE就行。但问题是,你没有自己的agent,
也不给你降价。

谁说没有自己的agent,不给降价??不要误导大家。
说了---有的builder给no assistant fee返还给你,这笔费用肯定比你从agent那里分
的羹多。真不知。。。我就不说什么了。。。

我是说,个人的情况.
如果,能拿到降价,或者说,没有AGENT,给你2-3%的REBATE,当然,也不是必须找AGENT拉.
很多卖房的AGENT,觉得,他要做2个人的事情,可能不愿意分.
反正,具体情况具体分析拉.

看清楚---人家说的是买新房。
只有售房处和你。
哪有什么2个人的事“卖房的AGENT,觉得,他要做2个人的事情,可能不愿意分”

It depends on builder's policy and probably the market. Some builders do
negotiate and may offer discount if you don't have your own agent, some don'
t (because the commission already put aside, if no buyer agent, all
commission goes to the builder's sales agent).
We bought two new homes, in both times the builders didn't negotiate the
prices. The first one, the sales agent told us no negotiation on price (
because we picked one of their premium lots and they don't feel they need to
negotiate prices to get it sold). We didn't have a buyer agent because the
sales agent told us that she would stay on top of everything for our home
construction and we thought since price was not negotiable, what was the
point to have a buyer agent (there was no rebate such thing in that area).
But the sales agent was just a liar and didn't do anything to help or in
favor us after we signed the contract. She got all the commission at the
closing. We were so naive and will never NOT to have a buyer agent if there
is no difference in price to buy a new home.
The second time, the builder again doesn't negotiate prices and they made it
very clear since the beginning. Their homes are highly in demand, potential
buyers have to apply to be on the priority list to be able to buy a home
from them, let alone any discount or free update. This time, we had our own
buyer agent, he really doesn't need to do anything but we got rebate from
him, for us, if we didn't have a buyer agent, we wouldn't have a penny
rebate.

我是说,个人的情况.
如果,能拿到降价,或者说,没有AGENT,给你2-3%的REBATE,当然,也不是必须找AGENT拉.

很多builder巴不得你这么做呢,房价上面是不会给你减的,至少南加这里是这个样子.

个人感觉新建房就算直接找builder也很难拿到好deal,反而帮builder省钱了。。。

我们这里的潜规则程序是这样的:
builder不愿意降价,因为会影响其他正在卖的或建造的房子。
你所能做的是,不带代理,要求大约免费的2%的upgrades。
实在不行,找有rebate的agent好了。
