boss worked as my agent, they are giving me 1% commission. and cut 0.5% to
seller in the price negociation process. |

too.
0.5% price drop is yours work, NOT listing agent. Once he/she is a dual
agent, he/she should disclosure this to buyer immediately and became a
neutral party. This is why many banks don't allow dual agent to sell their
properties..
Big advantage of using dual agent is that agent will prefer your offer if
there is 2 similar offers. And you have chance to get more rebate because he
/she will get double commission.
Big Disadvantage is you don't have your own agent to protect you during
transaction. If Seller don't like dual agent and don't trust dual agent,
your offer will has less chance.

either no rebate or try to push me to buy more expensive one at the first
phone call, make me feel uncomfortable, so I decided go by myself.
