在网上看到一个房子, listing price 是2009年估价的一半, 就发信问了一下, 下
面是收到的回信, 看来房子损坏的很厉害, 但是我不太明白现在房子是已经是被银行
收回去了吗? 现在如果还价, 是和银行还吗, 一般这种房子还能还多少? 谢谢!
We have limited information about this property and we believe that the
contract will need to be subject to bank approval of short sale.If you want
to make an offer
we would have to submit full contract OR letter of intent with disclosures
by fax, email or hand deliver the offer no later than close of business on
July 10, 2012 at 5 PM
The property is unoccupied requires clean out and extensive remediation to
all cosmetic finishes as well as replacement of fixtures and cabinetry. It
requires significant
repairs.

是short sale吧, 银行还没有foreclosure收回去
不过也要银行批准
如果list价格比市场价低很多, 可能成交价会比list价高

那listing price是以前的owner 出的? 房子是5号列出来的, 是不是10号就要被银行
收回去? 如果是owner想卖, 为什么要毁坏房子, 好好的不是能卖多一些钱吗? 不
明白。

have u seen the house? if not, go and check it out. based on the wording in
this letter, your main issue could be the condition of the house for that
your lender may not approve the loan you need based on that. if that is the
case, you will not be able to buy it.

房子登出来5天就卖掉了。 我在deadline前一天去看了看房子, 房子其实很好, 地毯
下的木地板都是新的, 厨房也有更新, 3b3b, 但是几乎没有后院。 前房主还有很多
东西没有拿走, 包括影集和书。 房子居然还装了alarm system, 但是房子两年前就
被停水停电了,我担心管道有问题, 就放弃了,小区的房子的税好像很高, 有5%。客
厅有一扇窗户被取了, 所以靠窗的木地板被泡坏了。还有一只小鸟死在窗户里边。房
子里没有电, 所以地下室也没有下去。

这是我第一次看foreclosure的房子。

售价是很便宜, 市价的一半。 但是税很高。 本来打算买了以后看能不能出租,但是
好像不太划算。
